Letting out your property

I have a little word of warning to people who let out their property to holiday makers. I'm not saying that all holiday makers are the same before people have a go at me, but the people who own the property next door let out their place all year round. Usually, the people who stay are really nice and don't cause any problems, but someone has been in the property for 4 weeks, leaving the air conditioning on constantly. It hasn't been turned off at all and the unit was leaking badly causing damp to the wall. When we had a thunderstorm one of them was constantly running in and out of the house at 12.45 past midnight screaming. Another night she was singing at the top of her voice on the terrace at 1.30 a.m. The doors were constantly being slammed to such an extent our house shook every time the door was closed....on some occasions every few minutes for up to 2 hours during the evening....God only knows what they were doing!!! I emailed the owner to tell him about the a.c. unit and I called in to the well known letting agent on the main street in Quesada to speak with them. The two men in the agency just didn't want to know and shouted at me in the presence of 3 other clients who were in there at the time and told me twice to "get out". They were obviously annoyed because I had emailed the owner of the property to let him know exactly what was going on. The person has now gone back to the U.K. today, leaving the a.c. on and the outside light, but I will now ignore anything which happens in future. You just never know who is going to be staying in your property when a letting agency is used......and for the people who actually live here it can be an absolute nightmare!!!

You definitely have to be careful who you let your property out to, always use a reputable letting agency. And make sure it is written in your terms and conditions that it is a residential neighbourhood so respect those around you.

So far I have only let through Owners Direct who at least take a £150 deposit which can at least be put towards "damages".

We have a copy of the community rules in our photos section so renters know in advance of booking, what is acceptable behaviour.

So good to know that there are property owners who are sensible, care about their fellow neighbours and use a reputable company. Obviously, the agents on the main street in Quesada are not very professional. The air conditioning unit next door is still running, 18 hours after the person left for the airport. The guys in the agency were so rude and to be honest were downright bullies. I don't think they would have spoken to a man in the way they spoke to me. It's a pity, because I will not contact the owner of the property again if there are any problems. If the letting agency can't be bothered, then neither can I.

Maybe this will be a lesson to the owner, when he is hit with big electric bills and a bill to repair any damp problems.

It doesn't seem to matter if the terms & conditions say it's a residential area or what the community rules are. We have a complex of properties opposite us, some owned, some rentals. It's not unusual for food & drinks (in glass) to be taken round the pool and for the pool to be in use, in the dark, up until 2am. Thank goodness the school holidays are nearly over!

That's why you have a Presidente to impose the Rules. A strong minded person needs to show them the rules and threaten Police Action if ignored. My husband went out at 2am when people were jumping in and out of the Pool. Obviously Drunk. I blame Place in the Sun and similar programmes who make out you can do what you like around the Pool Area. Not every Community allows sunbeds which causes problems as well.

As far as I'm aware, communal pools are not to be used after 11 pm due to health & safety regulations. It may also have something to do with insurance cover. Although I'm sure someone will correct me if I am wrong. The president of the community must take responsibility to ensure the rules are adhered to. Unfortunately, some presidents do not live here in Spain, but if there are complaints he should act on it.

I think it goes both ways, I accept that there are those who forget that they have neighbours when renting privately owned properties. But on the other hand, these residents seem to resent people coming out to Spain to have a good time even when holiday makers are being reasonable & being considerate.

My Son & Daughter in Law rented a property in Benimar just recently, the Kids (all swimmers) were in pool enjoying themselves when they got questioned by a resident about them being in the pool, my son came to sort it out & explained where they were staying & assumed everything was OK.

They then received a warning by email from the property management company after taking this persons word as Gospel. This wouldn't have been a problem had he not told a pack of lies. I have heard other stories from friends have problems with Community committees & Presidente's who seem to become Despots by enforcing draconian rules when people are on Holiday.

Off course, it goes without saying that those who persist in being unreasonable & cause disturbance in the early hours, deserves everything they get.

If you want a rowdy holiday go to a place that caters for it.
Where you live in the U.K., if people rolled up next door to you for a fortnight making noise at all hours when you had to get up for work you'd soon get fed up with it.
Too much illegal renting in my opinion.
