Looking for more details about the community we are on

Looking for more details about the community we are on

Postby avoncliffe » Wed Oct 26, 2016 10:53 am

Hi All

We move into a property on Residencial Jardin De La Laguna in Quesada during the summer and have been trying to find out more about the community the property is on.

All we got from the seller was the name and bank details of who to pay the community fee to

But what we would like to know are:-
What is the annual charge?
When is it due ?
How is the fee set ?
Who is the President ?
Where does he live and how to contact him ?
Is there a committee ?
What does the community do for those how live on it (apart from running the pool that is) ?

Can anyone point be in the right direction, particularly as we are in the UK at present so visiting is not an option (email or phone number would be really helpful)

Is there anything else we should be asking ?

Thanks in advance

Difficult one this. Did you buy thru' and agent? If so they may be able to tell you more about the community and may possibly be able to get hold of a copy of the last AGM minutes for you. Did you make friends with any of your "new" neighbours and have an email or ph no for them? All members of the community will have been given the minutes and you will find most of your answers in that.

Only information we have came via the agent ((

In terms of neighbours

Although we were there for 8 week, one side is clearly a holiday let, the other side and houses opposite were all closed up ((

The Solicitor you bought through would/should have got the details of how much and frequency of the community fees are and who is the legal custodian of the Community, they would have needed to have done to ensure all fees were paid up before you purchased, otherwise any outstanding debts would be yours.
Details of President etc. are often posted near community pools on larger Communities.

To be honest guys you should of asked these questions a long time ago, even before you paid a deposit! These are things to know to budget. First contact the agent who you bought through. If he can't help ask him for the lawyer used in the purchase. If for any reason they can't help you an alarm bell should ring! Try these guys ...

All communities have an Annual General Meeting to discuss the proposals that owners put on the Agenda. The minutes of the AGM are circulated to all owners, i suggest you meet with your president and ask for the minutes of the last AGM. This should tell you the amount of community fees you will need to pay + some information about your urbanisation..

DTR its not that simply, we have been asking right from the start and in fairness the agent did try to find out, the solicitor was and still is a waste of space as we still have outstanding issues with him and I'd love to name and shame him so others dont have the same problems

Don't worry Jan - I'm not going to ))

I will try the people you suggest but as you can see Dave may be able to assist

Hi All

At Dave's (who is President of another phase) suggestion I'm posting this saying we are on Residencial Jardin De La Laguna 1.

Anyone else on the forum on the same phase I wonder.

Regards

Your agent can't have tried that hard. It shouldn't be difficult for them to find a house that looks occupied and ask the owners. Anyone would think they were just after the commission....
