Property survey...Yes or No ?

Hi there - First time poster on this site.

I am seriously considering purchasing a detached villa in the Quesada/Lo Crispin area and unlike in England where it is advisable and normal procedure to have some form of property survey before exchanging contracts, it seems to be the opposite in Spain. I have been informed by estate agents (I know they have an interest in selling the property !) and others that only a small percentage of buyers spend out for a survey....is this your members experience . Any 'unbiased' advice will be most appreciated. Thanks.

When we purchased nearly 2 years ago, we had a buyers survey done, around €300, and we were the first client that the Agent had that had one done and found it amusing . . .
We had it done for peace of mind as it was a sizeable investment we were making. The report came back all clear and had about 6 cosmetic blemishes outlined that were so minor I think they were included just to pad out the report.
In the case of an all-clear it is difficult to say if its worth it or not, we were happy as it settled our minds, but obviously if it came back with problems it could save you a lot of expense/heartache . . . .
I think with very old or extended properties it would be worthwhile as some have turned out to be built with all kinds of dodgy materials and our area is prone to earth tremors . . .

Definitely Yes. Seventeen years ago we bought a new build in Guardamar. After having a problem with the agent we ended up taking him to court. One of the first things the judge asked was did we have a survey done on our property reply no because it was a new build. She than asked would we have done this in England. Definitely not. We bought again in Quesada fifteen years ago another new build and had a full survey done. Was worth every penny. Good Luck.

We had a survey done more than 10 years ago when we bought a second hand property in Quesada. I could tell that the estate agent was not keen for us to do it and said that it was not common practice. I was concerned about any structural damage as there were some cracks in one of the ceilings. The trouble was finding someone but I found one in the paper. It was certainly worth paying for. He also told us that the house was not connected to the mains sewer and yet the agent said that it was.

We bought our apartment last December and had a survey done for peace of mind. We went through Rob at Don Aluminio builders who advertise on this page and they did a great, detailed survey for €250. Well worth the money.

Absolutely yes! For the money it costs, it is well spent.
We were looking at a property close to the edge of a hill and, with some doubt in my mind, we asked for a survey. The property turned out to be one that had a previous warning from another surveyor that the agents were aware of but not obloged to tell us about. The buyer eventually spent a fortune on dodgy repairs and ended up walking away when they didnt work.

We bought 2 years ago and couldn't find anyone independent to conduct a survey. That said, our house is only 12 years old, appeared to be in good condition and built on very flat land. Also, we paid cash, so any problem with the property would only affect us - had we needed a mortgage, I assume the lender would have required a survey and I would definitely have pursued one to ensure we were appropriately indemnified.

Interestingly, having bought another property in the UK around the same time, it was the first time we didn't pay for a survey on a UK property, bacause basically the report had so many caveats included in it, designed to protect the position of the surveyor, rather than us as the consumer, it wasn't worth the paper it was written on.

An interesting and useful point from JohnES whose suveyor noted that the property wasn't connected to the mains sewer - although a good, independent lawyer will ensure all utilities are in order and documented. I think the "peace of mind" point is the crucial one here and the best way to get that is to ensure that, whoever you engage, they are independent and not introduced to you by the selling agent. The same applies to the lawyer you appoint.

:text-goodpost:and the price includes IVA! I think is a bit more for larger properties but well worth contacting them.
