Should I open a B&B or purchase a property to rent out?

Hi, im looking at purchasing a property close to the centre of Quesada town. There seems to be a real lack of B&B's available in the area and a lot of rental accommodation available. Is this because there is no call for a B&B and the demand is for rental property? It would be helpful to know what those who live locally think about this please. I don't live there currently and whilst having visited, it's a difficult one to research apart from the fact there are lots of rental properties!. Your thoughts would be very much appreciated, thank you

Hi Delutina. The idea of a bed and breakfast is smart and there would be good demand for one in Quesada centre. There was one previously in Quesada, on the street behind the post office. Unfortunately Rojales townhall don't necessarily agree and, for a conventional bed and breakfast, they will now insist on a minimum of 3000m2 of land for the building. This information is from earlier in the year when a planning application for just such a building was turned down near to the town centre.
Benijofar on the other hand is a lot more flexible and will allow a bed and breakfast on much smaller plots, judged case by case. With this in mind, some areas in Benimar or Atalaya park would be a better choice for consideration.
Buying a property to rent out can be a good decision, but there are so many factors to take into account that can make or break it as a viable business. Best to perhaps ask a local rental agent which type of properties they have a shortage of but probably 3 bedroom detached villas with pools I would suggest if it's Quesada.
Whichever way you go, I wish you the best of luck.

Thank you so much for such a helpful and comprehensive response. 3000m2 for a B&B? My goodness, that's almost a farm!! I did wonder why there was no bed and breakfast establishment (that I could trace) in such a busy area. I will contact the local rental agents and also start to look around the other areas that you mentioned. From what I can gauge from this site, all the areas are nice and the people are clearly so, judging from your kind response. Thank you so much for saving me from what could have been an expensive mistake and big waste of time.

B and B every time over rentals . You have more control and lack of them in area

Thanks Toastmaster but with a minimum plot size of 3000m2 requirement to obtain a license, a B&B is looking unlikely! It's a shame as there appears to be a demand for one in Quesada

There is obviously a reason why there aren't any! Either criteria is not conducive or there are so many cheap short term lets that a B and B can't pay. Only my opinion.

The Hotels are good value out of Season for a Room and there are so many Restaurants to choose from for food.
Maybe that is another reason there aren't any B @ Bs
