Very well sais it realy anoys me also I pay fees like the rest of us and we to get these people that not only use the pool the kids also break parts that people like me have to pay for and We never use the pool. :text-givemebeer:



Change the locks on the pool.. only get a key when they have paid up to date...

Seems to work for us and others...

We are only a small comminity of only 18 houses and we have always had an administrator who is part of the commuinity. At all our AGM's we vote to give the president the authority to pursue unpaid pool fees via a solicitor. Apart from a solicitors letter, the owner who has not paid the fees is unable to vote. Thanks for all your information and suggestions. It is shame that the legal system here in Spain is not the same as the uk, there you have a small claims court to deal with debts like these. The annoying thing with these people who owe the money they are so laid back about it because they now it's difficult and expensive to retrieve the debt. We have one owner who I went to see personally when he was last out to inform him is debt was over a €1000 and his reply was sorry can't afford to pay it I have no money. I asked him for his address in the uk and his reply I don't have one I live on a caravan site and we don't get post.

For those that rent out their homes and don't pay their fees, they now need a licence, i bet none of them have one, your leaver as President is if they don't pay your fees you go to the town hall who will do a visit and also inform the tax people, do this and you will get your overdue fees, good luck.

I beleive it is against the law to deny access to pool and you as president will be fined

Changing locks on a community pool for the sake of the community is not denying access. Most communities who have pool gates do it.

Yes Jan I know that but the guests of an owner must not be penalised because the owner has not paid the fees and if they ask for access to pool area they must be allowed so they would have to be given a key

On our urbanisation it's the property owner who has the key and it's his responsibility to pay the fees in order to be given that key and be able to pass it on to his 'guests'.
All rules are agreed by a majority at community meetings.
I can't imagine a renter being able to just go to the Administrators and get given a key on our urbanisation. The key is only given out with proof of identification of the owner of the property as well as proof that the fees are paid.
It is written in the rules of our community and our pool keys are changed every year or two even though they are special security keys that are difficult to get copied.

It is the same with us.. we have asked our administrator to check this, and they say it is okay to with-hold keys until payment of fees. We also charge a monthly "penalty" for non payment... ...

..... if there is a legal problem, we will refer the complainant to our lawyer.. after all, the Administrator´s job is to keep us legal so long as we do what the Admin says.....

.. so... no payment, no keys...
