We have had a bad leak in our house. Eventually it was traced to being in the floor underneath the fridge. We are insured with Linea Directa, so we put in a claim (for €211) and we were refused. The reason was lack of maintenance. We asked how we could maintain pipes that were in the walls and under the tiled floors. The person handling the claim said that he knew that every 20 years he knew that he would have to renew all of his pipe work in his house! Has anyone else come across this?

Rather than an age problem you could argue earthquake there are several documented this year if you can show it started after a particular quake you should be covered unless of course your policy excludes quakes.

Even if you do have to renew the pipes the guy shot himself in the foot if you property is only 15 years old, I would take legal advice. If you pay your solicitor a retainer they usualy give advice for free and ours doesent charge for a letter to be sent so may be worth a shot Liberty Seguros seem good for insurance, I would be changing after comments like that.

This is an extract from Linea Directs Home Insurance policy


Article 20.- Water damage What does your insurance cover? We will guarantee the insured goods up to 100% of the base capital of the Building and Content, respectively, for any material and direct damages caused by the action of water, due to, • Accidental and unforeseen spillage as a con - sequence of: - Breakage of water taps and valves. - Failure to turn the water taps off. - Overflow of fixed water tanks located inside the building. - Damages caused by blockage or breakage of hot and cold water pipes and pipelines as well as wastewater downpipes located inside the building. - Leaks from adjacent or upper homes, excluded those which sources are established at the risks covered by article 20. - Pipe freezing. • When the Building is guaranteed, expenses from troubleshooting and repairing of break - downs that caused the damages, provided that such elements are fixed and private pi - pes from the insured home and such pipes are located inside the home. The following are excluded: - Damages due to lack of repair or maintenance, caused by rust or fair wear and tear or due to gross negligence of the Insured or of any of his dependents or cohabitants. - Damages caused by freezing or failure to turn the water taps off when the home is left vacant for longer than 96 consecutive hours. - Damages from mobile water tanks and pipelines located outside the home. - Expenses from troubleshooting, break - down repairing and removing of blockages that have caused non-indemnifiable damages declared in this guarantee. - Damages in the water taps or valves repla - cement

the passage you've quoted is re escape of water damage and the repair of offending item.....did you have any water damage to the property ?.....if not the section you may need to look under is AD
