I have recently purchased a property in Playa Flamenca, Orihuela Costa. My lawyer is dealing with taxes, utilities etc. for me and this should be completed in February. However, when I enquired about the yearly non-residents income tax she advised me that she could prepare this but the amount seemed quite excessive
being as much as the tax amount itself.

Can anyone advise of another lawyer or accountant who could prepare and submit this for a lesser price? In addition I have read that the amount you have in your bank account as well as the property price is taken into account. I cannot really understand why the amount in your bank account should be taken into account if this has been transferred from the U.K. and has been subject to tax there. Can anyone help me to understand this?

Hi,
We are Non-Resident and have a Fiscal Representative to deal with paying our taxes - It does take all the worry out of it. The type of tax you mention was called 'Wealth Tax' but we don't have to pay that anymore.

There are two taxes to pay nowadays one is IBI (Impuesto Sobre Bienes Inmuebles) or council tax in Spain, often called Suma. This is much cheaper than the council tax in the UK. The other is called Imputed income tax or rental tax (in some cases a combination of the two) . All Non Residents have to pay both these taxes.

The form for non resident tax, Modelo 214, asks for name,date of birth,address in Spain and UK, NIE number,passport number and the valor cadastral of you property (shown on your SUMA/IBI bill).No bank balances are required.
The calculations if completed online produce the amount payable. You can complete the forms online and print them off then take to the bank to pay.

we used a company in england, cost about £50 all in and for £12 they presented and paid our bill in spain as we aren't back till feb
