Thank you TonTri. Yes, aware of the 183 day rule and would stay below that threshold for residency purposes and also for tax as my businesses are UK based and I want to keep it simple by paying corporation tax in the UK and also personal tax. Even over winter I am aiming to spend a week or so a month back in the UK which should then "buy" me additional weeks I can take over spring/summer/autumn to make it 50/50 maximum.

The renting idea is something I may reevaluate down the line. The idea for me is very much for the house in Quesada to be a "home" with shirts in the cupboards, personal items in the drawers etc. The idea of boxing that and storing it each time, or even carrying a suitcase, does not particularly appeal. That being said, it does seem utterly absurd to leave the property empty over the prime rental period seeing as I have no desire (or need) to be there throughout school holidays or the summer. For both weather reasons and flight price reasons school holidays hold no appeal so if I could gain a majority yield in that period it would be otherwise empty it seems slightly frivolous to not do so for the sak eof moving personal possessions into storage for a few months! One to sleep on down the line.

Thanks Busters Mum - very encouraging. Will give it a go in person but sounding easily do-able. I am used to walking around day to day in the UK and a good way to keep in shape! Although originally a Southerner, I have lived in Yorkshire the last 10 or so years so used to the odd hill! That and a few stairs will be my aerobics going and back and forward to the bar(s)!

Loads of people buy holiday homes, never let them out and only use them a couple of times a year . I personally would have hated strangers in my Property.

Funnily enough we dont mind in our Spanish apartment and find it helps us make sure all the little maintenance jobs get done swiftly. It's also decorated out to have a holiday home feel so we feel as though we're on holiday as soon as we walk through the door. But we definitely couldnt entertain the idea of renting out our home in the UK out to strangers even though we're away 5 months at a time. Weird I know!

And PGA, we have a lockable sideboard cupboard in the living room where we store clothes in vacuum storage bags and bathroom stuff and kitchen essentials in plastic boxes for when we are there. It doesnt take long to pack them away each time and is definitely preferable to carting suitcases back and forth each time.

That's an interesting quote Tontri. I've often wondered why people go back to the UK after living life in the sun!

What are your reasons for going back (if you don't mind me asking!)?

I dont mind you asking at all Dottyp. There are 2 main reasons;

Firstly we find it too hot here in the summer. We're fine up until about 27-28 degrees but more than that gets unbearable. Yes we have aircon but I dont want to spend all summer indoors. October to the end of May in Spain would suit me down to the ground.

Secondly and perhaps the most important reason at the moment is that our youngest grandchild is 14 and still at school. We look after her when our daughter and son-in-law come out to their villa in El Raso for a few short breaks during school term time. Obviously that will lessen over the next 3 or 4 years.

A minor problem at the moment is the fact that my husband is not happy with the idea of giving up his UK residency. God knows why and I am hoping to work on him over the next year or two ;) . It's early days yet as this is our first whole year of owning a place in Spain so give it time.

I am leaning towards the same - and that was the same view my parents always held of their Spanish property. That said, I do think it will depend on the "feel" of the place in time. I am hopeful it will feel home with my UK place feeling the more transient - in which case I would not like to let it. If, however, it feels more akin to a regular holiday haunt that might later become home in latter years, then I may not be so averse to letting it peak months when it attracts a good yield and frankly I have little desire to be South over school holidays, especially those in summer.
