Hi - I have a small holiday home in Quesada and I am thinking of selling it so that I can buy a larger one as my goal is to eventually move there. What sort of taxes can I expect if I sell? Do all agents charge roughly the same percentage to sell a property?

On the taxes side not a lot. The agents fees are the bugbear and some charge 5% or a minimum of €5000 so shop around and ask.
Other fees would be notary fees and solicitors fees which depends on how much your property is valued at. Solicitors about 0.9% and notary 5 or 6 hundred euros. There is also the energy proficiency certificate which will be about 200 euro.
If you are a non-resident, they will retain 3% of the price which you can claim back if there are no capital gains on the property.

Thanks for the info - how do I get a proficiency certificate? I assume a good estate agent should be able to help me with that?

Yes, but be careful as they may charge you extra and I've heard some people have paid in excess of 500 euro to get one that way. Ask the agent how much they charge before committing yourself.
There are companies on the net that advertise so easy enough to look around.

Found this on the net for an EPC in Spain if it helps . . . .
Up to 100m2 - 155€ + IVA, Between 100m2-200m2 - 195€ + IVA, Between 200m2 - 300m2 - 215€ + IVA, Up to 400m2 - 280€ + IVA

Another expense you may incur depends on how old your Habitation Certificate is. I am trying to sell an apartment in Rojales which is 12 years old so the certificate issued when the property was sold to us has now expired. To get a Certificate of second occupancy I have been quoted around 200 euros plus tax. Get the Architect who is doing the EPC to do both at the same time as it should be cheaper!

In addition, for non residents I believe the capital gains tax on any profit is currently 19%.

Some of the estate agents charge 3 % if you go exclusive and that includes solicitor....Petra Honig offer this

www.martinezdelacasa.com will cost 121€ very fast and good...... That was from a previous post on EPC

Interesting. They quoted me 5% the year before last and that was exclusive with them. One of the reason we didn't sell up due to the extremely high costs of selling and then buying another one. I posted a while back it would have cost us around 35,000 euro in fees and taxes to sell on property at 160k and buy another at 225k.
