hi all started our adventure at the place in the sun exhibition and signed up to a couple of English estate agents and a couple of Spanish my question is on our first visit to quesada we seemed to get the impression that estates agents in Spain work together so it's easier to just go with one and they can source properties from other agents am I correct as having a week in Spain going all over in a car is no fun

Yes your right , been honest find an agent you like and they can source property from others in all areas and they in general split the commission with each other costs you no more and they do the work, I have worked in property for over 20 years.

I think it's better to look at various agents websites in the areas you like and then choose a few from each to view.It is best to go with different agents and also look around yourself. There are many properties for sale and no matter what agents may tell you there will not be one agent who will have access to all properties for sale and you could miss out on your dream property.

If you've hired a car try and explore a bit on your own. Quesada is a big place. You could end up quite a long way from all the action. It's hilly as well. Depends what you want. Location is more important than the property itself.

If you're not really familiar with any area, best to rent first. There are so many lovely properties that are tempting, but practically are a complete waste of money. Then there's the one that ticks all of the boxes. Good Luck and I would suggest using an independent legal advisor (Abogados), from the Estate Agent, to sort out the legal side.

All goods points from the previous comments. I hear some agents are now offering the sellers free legal services to get the property for sale exclusively! They're own of course! My advice is take your time, get a feel for different areas first. Then once you've found an area that ticks your boxes dive in and see everything. Outside shaded area is important. Why not post here what you're looking for and see if anyone e comes up with some examples. Good luck

Hi, friends of ours were here villa hunting a few weeks ago. We were told by alot of agents that properties in the 150,000/200,000 euros price bracket are the fastest sellers , and demand is outstripping supply, theirfor agents are pooling stock between them. Could be the reason they all seem to be working together. On a possitive note, they did find there dream villa. I hope the poster finds theirs as well. Quesada has something for everyone and is a wonderful place to live. Good luck with your search.

That's a good one!
Agents say whatever they need to say to get a quick sale and whatever the buyer wants to hear.
Look in any Estate Agents window and look around the area to see the For sale (Se Vende) signs on properties and there will always be a good selection of properties to suit all tastes and prices.
Don't be rushed by what an Agent says - The property you like will generally still be there when you have looked at others and made an informed decision.
Also good tip in post above - Don't use the agents 'recommended'solicitor/Abagado. It's always highly advisable to get an independent solicitor who will work for you There's lots of good recommendations on this forum.

When we bought ours in December,we drew up a list of what we wanted, i.e. number of bedrooms, downstairs loo, garden, orientation etc. We then looked at Kyero website for a few weeks beforehand and drew up a shortlist of a dozen properties we thought fitted.

We emailed the list of what we wanted together with the details of the properties to each of the estate agents those properties were with. We then chose the estate agent who was the most helpful and responsive. He knocked quite a few places off our list as either the area wasnt particularly nice or had been sold. When we went out to Quesada he then took us round the remaining properties on our list plus others he had thought were suitable. He had done a lot of looking around before we came out to find suitable properties that matched our requirements.

The one we bought was one he had found for us and it was with a different estate agency to his own but that wasnt a problem , they just split the commission. In actual fact it only had about half the things on our list of wants but we fell in love with it the moment we stepped inside, so be prepared to go with an open mind.

The way we did things might not suit everyone but we found the whole experience very satisfactory and the estate agents work really hard compared to those in the UK. And as said above, do use an independent solicitor. Good luck.
