:text-lol: well Alex was good yes and the properties were a completely filthy and to be honest a embarrassment but I am new to this buying abroad and probably needed to be alert but I always say Never judge a book by its cover and it might be different in the uk but I am sorry and don’t mean to insult anyone but bloody clean your appartment or villa and you might just get a few more € euros and be surprised and I I do feel for the poor wages for
Professional cleaners we don’t underestimate our cleaners we value you them as very important part of the Busines. And it’s bloody hard work. And in the hot climate in Spain we sympathetic with them

When you realise the ridiculously high commissions these agents charge, i feel you have a right to expect better

Nikon. Have you driven all around and found an Area you like with Properties to match. There is so much choice that you could be looking with Estate Agents for ever. It took us 5 months of living here to find our Villa. We already had a Holiday Home so could take our time. Nothing over 10 years old, no new builds as you end up paying a lot for all the extras you need. A nice view was important to us as we had lived near the Lake.

What gets me is the number of properties with photos and people haven't even bothered to tidy up.
Dirty clothes over the back of chairs, towels and toiletries all over the bathroom and loads of junk on the table.
When we put our place up for sale we ensured everything was put away and the place was apple pie order when people were coming round to view.
Probably why we got three offers on the place (didn't sell in the end as it would have cost 35 thousand euro in taxes and fees to move into a place that was only slightly an upgrade, 35 thousand we knew we'd never get back).
Talking of which, the fees charged by estate agents here are absolutely horrendous. A well known one which gets mentioned on here were asking 5%.
I was reading of a new company that is a bit like Purple Bricks and sells your property for a fixed fee of €999. Unlike Purple Bricks, they don't take the money up front and only take it when they've sold the property. Obviously solicitors and notary fees would be on top.
Have to try and see if they were starting up in this area as they only mentioned the Costa del Sol.

yes that what i was saying and its our all people ask is to clean up and present a tidy place and yes your property will sell

I went into the estate agent to whom I think you are referring and they asked 5% but when I said that was far too much and I would not pay more than 3%, in an instant we settled on 3% + IVA. Most things are negotiable, 3% is bad enough but 5% is extracting the urine.
