enclosing a porch/terrace
by debsdean » Wed May 02, 2018 7:22 pm
hi all,
thankyou for adding me, im sure this site will be invaluable to me !
we have just bought a place in quesada and cant wait to get the keys
i have so many questions etc, but i will do it one by one...
there is a front porch which is open at the minute,we would like to enclose it
using glass, like many of the neighbouring properties
has anyone got a rough estimate of the cost in doing so?
it is an average 2 bed-1 level villa-2 windows and a door in the middle-just to give an approximate size
i like to do all my research and costs etc before i start ringing for quotes etc
i apologise if im repeating the question as i am new to the forum and havnt navigated the site yet!!

Hi debsdean, try contacting Carpenteria de Alumino Brinas, in La Marina Urb, 966 794 057 or 636 538 180. They have done work for me in the past, great service, good price, a lot cheaper than most.

Hi debsdean and welcome!
If you live on a community with a President, you'll need to get permission before doing this, and then apply to the Town Hall for a buildings licence. Plenty of people will tell you that this isn't necessary - usually the people who have done it without obtaining permission! - but it will cause a problem in the future if you haven't obtained permission and it's not expensive for peace of mine: a Minor Works Licence for building a shed base cost Eu33 at our Town Hall in Formentera.
Regards,
Paul

Usually the company Installing will get any licenses etc to save you having to do it as they know the system, just tell them you want the license included in the quotation for the works to be done, Don Aluminio Builders who advertise on the left of the page arrange licenses, Architects, and planning permissions etc if needed they will sort out everything as they did for us.

Close them to make the most of sitting outside, (although enclosed), in the winter sun and then they all slide open in the summer to enjoy, as you say Jelly, sitting outside. Hardly notice they are there when they all slide back.
If done properly they are not ugly, makes outdide living flexible in all weathers....best of both worlds if you ask me. Keeps property warmer as well if you live here all year round.

It always puts me off a property, especially the rounded front villas with lovely big verandahs. I understand the practicality of having it enclosed but I sat outside on our small balcony all winter even with a coat on sometimes, although we do have a small patio heater. I just prefer sitting out in the fresh air looking at the views.

Hi,
Your Bat, your Ball
Just choose ones that open easy and seal good and tight when closed,
Best of both worlds is about right.
It can get very cold a night in the winter months and as you have already seen, very windy.
There are some super designs out there, very non intrusive and some with solar and temperature controlled opening.
If you want to go the whole hog, you can get polarized 'electric' glass, bloody expensive, but bloody amazing too.
Happy Shopping
