Hi there

We have recently bought a 2-bed apartment in Quesada and plan on spending our winters there and occasional other visits throughout the year except the summer. I am looking for a property management company that will be our full time annual key holders for our spare set of keys but also do changeover cleaning, linen washing and make up beds, plus be a contact point for guests mainly for 12 weeks from mid-June to mid-Sept.

I know the key holders have to be registered for insurance purposes but does anyone know of someone who could provide such a service and what the costs might be?

Hi Jan

Yes I have looked at their website but I find their prices very confusing. For Key Holding alone they are quoting €312 per year which is over €100 more than OPI quote. Their cleaning prices arent bad but I would rather have one company that I can place it all with.

It will be worth you checking whether the cheaper management companies make their money by taking a larger 'cut' from each rental, and also whether cleaning of laundry/towels is included in their general 'cleaning' costs, or if that's extra. All these things can add up for prospective holidaymakers.

Also remember that you'll need to obtain a holiday licence for short-term letting, and that can be problematic. I've been waiting for my licence for over 6 months now - backlog problems in the Alicante offices.

And don't forget the tax return at the end of the year!

I know what you are saying about the cut from cleaning costs as we have had to pay between €50 and €60 on arrival for cleaning fees, I am not so worried about that as that would be chargeable to the renters. i am more concerned with acquiring the services of a company that would hold the keys and provide a changeover service.

Yes I know about the delays in obtaining a rental licence as our daughter and son in law applied for theirs for their villa in El Raso last July/August and are still waiting :shock:

You may want to check out a local company called OneStopCare. We are very happy with their services, they do not charge any commission to the owner, and will advise you on how best to prepare your property for renting out. @Lynne1 - I assume you wont be a registered key holding company? Let me know if that isnt the case and I will pm you. Much as I would love to use someone on a local one-to-one basis, I have read that it can invalidate any house insurance claims if you give the keys to a key holder that isnt registered.

@Lyda - thanks for your reply, are they based in the Quesada area? I only ask as you have given a Dutch email address. If they are local I will drop them an email and see what prices they can give me.

Hi Trina,
OneStopCare is located in Rojales (Dutch owner, fluent in several languages) since 2009 and they service the greater Rojales area, incl Quesada, Formentera, and even La Marina and Guardamar. They are legally registered and properly insured.
