I am coming out to buy at the end of the month. Do I have to have a solicitor straight away. How do I go about getting one? Any recommendations? Do they all charge the same?

Obviously you should have a solicitor (not one recommended by an Estate Agent though!) but no real need to instruct one until you find a property. However there are lots of recommendations on this forum and you could check them out and look at their websites, see if they suit you ie speak your language and have good email communications . You could even email them to ask prices for the conveyance and what other fees/taxes are involved. That way you can see how efficient they appear to be and keep them on a short list until you are ready to buy.

Silvia garve SGM in Benijofar,she and her company did our purchase very good ,speaks good English and a fair price I fully recommend her company

Try Fontanals in Lo Marabu in Quesada.Excellent service. Explained the whole process in great detail. Lots of advice. Can be a minefield a times, plenty of paperwork.even having done our reseach. First thing you will need is a NIE number cannot buy without this or poem bank account. But a good solicitor will take you through process.

As Jan says email and ask for costs, just the basic price can vary
enormously so ask around and get quotations and recommendations we did and were plesantly suprised in the end.
also they can warn you if the think somthing may be a problem so decide on who you want to appoint then ask what they think of the area and the property you are looking at.

I do however disagree with ask your lawyer their opinion on the area. That's your decision. Imagine taking their advice and it being wrong? Make your own mind up. It's your life. Good luck you'll love it here. To answer your question I always recommend Silvia at SGM in Benijofar.

I used Abaco Advisors based in Torrevieja, as several on this Forum have as well. Their Website is very good and have several English and English speaking people there, they provided a written breakdown of costs/charges prior to engaging them.
Whilst there is no need to engage a Solicitor before deciding to buy, they were very helpful in advising what to do prior to purchasing.
For instance, it is usual at the point of offer for the Estate Agent to require a €3k deposit, Abaco advised us to let them know the purchase details (property, Agents etc.) prior to handing over the money so they could verify/sort it with the Agents first (takes 1-2 days). If everything goes smoothly with a purchase there would be no issue with the deposit, however if not, it can sometimes be problematic getting deposit back to use on another property as sometimes Agents hang on to it to try and force you to remain with them for the replacement purchase.
Unless you are remaining in Spain during the purchase process, the most stressful part is that you are a very long way away while it is going on and you feel out of control, so you need a firm that is regularly in contact with you and can advise and assist in related matters such as NIE, Bank accts, money transfers etc.

Personally I would Strongly recommend Bianca Mendez - from Quesada town, head towards arches. Turn into the fuel station, row of shops on the left, she is in the last shop at the end, the door is actually on the corner up a few steps. I'm happy to provide mobile and office number if required.
She came recommended and we've recommended her since and had fantastic reports back.

Only recently purchased our property (January) and we used Interealty in Benijofar (Pilar and Elena speak great English) they were extremely helpful and assisted in all aspects during the purchase, and after. Further I was given an upfront cost which was the fee paid at the end. Ultimately you have to be comfortable in your appointment as there are a few things that are different to a purchase in the UK. I would suggest contact in advance, with whoever you decide upon, just so you are fully aware of the stages and requirements during the process. Good luck and enjoy searching the whole area, we had some good days just driving around checking out the different places before eventually finding just what we wanted!
