annual rental...is residencia reqd?

Long -term rental -- is residencia reqd? I plan to rent an appartment on an annual basis to live in on an ad hoc basis when I'm in Spain. Will this involve me in having to obtain a carta de residencia or will it still be considered a holiday rental? Will it involve me in the tax system? Obviously, I want to stay clear of the mind-numbing bureaucracy. I'd be very grateful for some advice on this matter. Thank you all in advance.

As long as you will not be in Spain for more than 183 days in a 12 month period you will not be classed as a resident so will not need an NIE and your contract can be setup with your passport number and should be set as a long term rental contract not holiday

If you intend to live in Spain for more than 3 months you have to sign on the register of EU foreign nationals and get a residency card. It is only if you intend to live here for more than 6 months of the year that you need to become a fiscal resident. If your main residence is still UK (you live there more than 6 months and your earnings are all from there) then you can remain a non-fiscal resident. Over 6 months in Spain and you will be on the tax system regardless of where your income comes from. The 6 months does not have to be consecutive but any 6 months in one calendar year will count.

I was assuming that the OP will not be living in Spain for a period of say more than a month at a time so would not need to register just classed as a holiday maker
