Can anyone help me in regards to renting property couple of times a year, I have read that you need to get a license and all the other things it entails however it is not on a permanent basis - just friends - i dont mind paying the taxes etc - but i have no idea what to charge and what it should include - total novice

If you're just renting to friends then you don't need a licence (you can get one voluntarily if you wish). Only if you advertise it or go through a rental agency.
Do it by word of mouth to friends and relatives then fine.
Obviously what to charge would depend on what type of property, when in the year, do you wish to make a profit or simply to pay the bills etc.

I hate negative posts but I'm going to put this out there. I know of two friends who rented to friends and they were left with a massive electric bill.
The first lot went in the winter and found the place cold, so they bought cheap fan heaters for every room and left them on 24/7.
The other people went in the summer and left the air con on 24/7 and when the cleaner went in a couple of weeks after they'd left (it was a casual arrangement), the air con was still on full blast.

Look at Holiday Lets and see what they charge at certain times of the year just to get an idea. Not as much as UK let's. Are you going to employ a cleaner after their visits? Allow up to 100 euros for that if it includes doing the Laundry. Let's hope you havnt got Air Conditioning and Heatung. That's another story to get that on pay meters. Everybody feels the Heat and Cold differently.
