5 year shared lease wanted post brexit (from 2021)

I want to enter into some sort of 6 months-per-year lease arrangement, post Brexit, with an existing property owner or existing long-term renter in the Quesada area. If you don’t want to become resident this may be a practical alternative for you.

When Brexit finally kicks in, it seems likely that Brits will only be able to spend a maximum 6 months a year in Spain, so I am looking for best ways to do that. I am hoping to find someone else (preferably couple aged 60+) who want to share a house on a time-share type basis, with each of us occupying the house for 6 months of the year – actual dates to be negotiated.

I would be willing to contribute between E3K and E5K per year, depending on property type.

Why not just invest in an economical property - for example in some quite nice locations, you can buy a 2 bedroom apartment for 30-50K euros, which would also serve as a secondary long term investment? My friends bought a nice not so little 3 bed flat in Delores town centre, walking distance to everything, for a little over 40k euros. A few euros of remortgage on a UK property....Just a thought - as to find someone who wants to use your property in the UK, in its specific location, at the times you do - you'll need some good luck.

I've even seen properties in Alicante, admittedly need a little work and not in the most salubrious locations - but convenient for access shops etc - from 25k. Bargain & can rent them to local workers for around €250 per month, which from a 25k investment, is a good return.

Dont really want the hassle of owning a property in spain. I had one for 13 years - too much hassle, so I sold. Looking at other options now.

British will be able to spend 90 days out of any 180 day rolling period in Spain, after 31st December 2020.
The starts/ends of calendar years don’t reset these limits, the 180 day period rolls on. So yes, you could spend 6 months out of 12 in Spain (actually in the Schengen zone as a whole), but the the pattern would at best be 90 days in Spain followed by 90 days back in the UK.

That could work well for people wanting to share a rental, or it could be a total nightmare.

Similarly it could work for an owner wishing reduce his running costs by having a stable long term relationship

That depends on whether a rental of 90 days is viewed as long or short term rental by the local authority. As it is clearly aimed st tourists staying for their maximum stay then the LA may say that a tourist licence is required, which could make it a non-starter for many.

Agree - lots of loose ends at present. All the more reason to start thinking laterally early.

This kind of lease doesn't need a licence.
