House Sale to UK residents post brexit

This might be an interesting topic for those in the know such as Marcliff. Friends of ours were due to complete the sale of their house before Christmas to UK buyers. The house is on an urbanisation (17 years old) it is by Villamartin Golf course in between Blue Lagoon and El Presidente which are even older urbanisations. Due to a hold up in the buyers funds the completion was delayed until 12 January. The estate agent has now said that the buyers as UK is no longer in the EU have to get permission from the military as the house is inland. Our friends say that the estate agent has shown them the actual rule which seems was introduced for rural properties. Obviously at some point it might have been in a rural spot but its 50 years since the area was developed. Is this a case of taking a rule too far? or misinterpretation?

Is your friend Lindsey? My friend was in exactly the same position. I'd never heard of it before.

No, that's not our friends but, looks like an old rule has come out to blindside everyone, just something else to think about if you are selling to non EU buyers.

She was told in Sept she needed it and was hoping to sell before end of 2020.

Friends in Canaries were informed by there agent that rule was coming in regarding this to none EU buyers.

That regulation has been in the regulations for property buying in the so-called military areas of Spain for a long long time but the Notaries have not required the papers that give consent for a foreigner to purchase a property, but legally it is still required, It was brought in to stop any other country acquiring land near the Spanish military bases,
Covera airport had to have permission to be built in a military zone .
I remember having to get the required permission for a property I was selling for a client about 35 years ago it was a long drawn out job .

It's always been the case. When we used to sell property here (pre-2010) we always avoided the military zone for our non-EU clients for this very reason.
