Don't think you have to show 2 years worth of earnings at the 1 year point. Just the same amount of (currently) €27,000 for the main applicant. No need to show double that at the 3 or 5 year point.

But, yes, it's a lot. Same for other nationals though.
I have checked the Moncloa (Spanish Number ten) and the BOEs etc but no indication at all that the amount will be changed even for those who own property here.

There does seem to be a bit of confusion regarding your initial TIE. When granted it will have the words Temporal , indicating a tempory residency and an expiry date. The expiry date is five years after the date of issue. There is currently no need to renew after 12 months and then in at the end of year three. After five years the remewal will show 'Permanente' (permanent) and be valid for ten years. If anyone wants to discuss this you can PM me

You are confusing the TIE issued under the Withdrawal Agreement with the TIE issued under the Non-Lucrative Visa.

If you were living in Spain before 31st Dec 2020 and could prove it without the green registro card, you would apply for residency on the EX20 and it would give you temporary residency vaild for 5 years.
If you had the green registro card you could apply to exchange it on the EX23 and this would again be valid for 5 years but the years you had the green registro card would count. So if you'd had the card for 3 years it could be exchanged for a permanent card after 2 years.

Once you had permanent residency under the rights conferred by the withdrawal agreement it would be valid for a further 10 years.

Applying for non lucrative visa as you haven't been living in Spain before the 31st Jan 2020, you will not be covered by the withdrawal agreement and have to apply in UK. The visa allows you to travel to Spain and apply for a TIE but, in this case, must be renewed (or revalidated) after the first year and then every 2 years after.

From the official es.gob site
This permit will allow you to stay in Spain for one year after entering the Spanish territory, as we are talking about an initial residence authorization.
Then, you will be able to renew it every 2 years (that is the length of the renewal), until you get the permanent residency (after 5 years in the country).


From the Spanish Property Insight

This visa grants temporary residence, of which the holder can reside in Spain up to a year from their date of entry. Once this period is over, holders have the option to renew this visa; each renewal will last up to two years. The third renewal of this visa (5 years) will grant the holder permanent or long-term residence.
There are other differences with the TIE issued under the withdrawal agreement. These include the right to work in Spain and to obtain healthcare paid for by the UK government if you qualify for an S1.
With the non lucrative visa you have no right to work until you gain permanent residency and will have to show private healthcare.

Hi again.
I have just filled in a draft of the EX-01 form it did have instructions so this was not too bad. I have just downloaded the 790-052 Authorization inicial de residencia temporal it is in Spanish with no instructions and it is quite a lengthy form. Does anyone know of any instructions for this in English?
