Advice on Mortgage costs in Spain please?

Anybody who have experience with the cost of mortgage in Spain? Interest, up front costs etc.

We have a mortgage in Spain our interest rate was 6.5% which gets reviewed yearly automatically it's just got down to 6.1% so a slight saving ,the rates are an average off all interest rates in Europe , buildings insurance through the bank also so no come back if something does happen , we have had ours for 3 years and it's remained the same ish ,,,,,,

urban property 60 to 70%...rural property 50%....setup cost is usually 1% minimum of 750e, other taxes and bits of paper plus tax on bits of paper about 500e, life insurance single payment for 15 years dependant on age 2000 to 3000e, if you have a heart condition or a pacemaker you will not get life insurance, if you wish to pay off within 5 years exit penalties are HIGH. rates are based on euribor plus bank charge it is possible to get a 4 or 4.5% rate. monthly payment normally includes life insurance, building and contents insurance has to be with the bank for at least 1 year.

most costs cannot be avoided but it does help to be on good terms with the bank manager and staff
