Anyone transferred ownership of property to their children?

Anyone transferred ownership of property to their children?

Postby ScottyP » Wed Jun 24, 2020 6:04 pm

Can anyone help me. I am a UK resident and want to transfer ownership of my property in Spain to my children and wondered if anyone out there has any experience with this?

Has anyone done this? What are the tax implications (both UK and Spanish) if I do this? I will obviously get a Spanish solicitor involved but any advance issues with this proposal would be greatly appreciated. Thank you.

When we bought our second property we asked if we could put it our childs name and our solicitor said that it was not possible or if we did our child would be liable for tax which would be quite a sum. There are taxes to pay on the beneficiary of the property so we left it that our child would inherit it and pay the due amount. I would ask your solicitor.

We wanted to do it and it worked out too much trouble and very expensive so decided against it. My friend sold her house and bought another one but that was put in her daughters name. They got around it that way. That's was 3 years ago and there's been no comeback yet

Looks like legal implications will change after Brexit is finalised.

Hello, yes my parents transferred the house to me 15 years ago, my local Abogado dealt with it, you just have to pay the taxes which worked out at around 10% of the house value, the abogado didn’t charge a lot as I can remember
