Disparity in prices of houses sold in Spain

Hi,
In the UK (Scotland) we can search the "Registers of Scotland" to see dates and prices that properties have been sold for, based on real information (i.e. when title is changed).
Is there a similar website in Spain that would provide this information that is accessible to me as an individual or does it have to be done through a lawyer ?

I have previously asked this and been told that there is no such public register of sold prices.Was given this link which is interesting in that it shows the proportion of properties for sale in an area and average prices. https://www.bbva.es/personas/experienci ... arrio.html
However this is based on ADVERTISED prices, not sold prices so is of limited use.
I guess you are asking because it would be helpful to know even broadly speaking what kind of discount on asking price is typical, but so far have not seen much comment on the forum, either because most people genuinely do not know or don't want to say.
The ones that DO know, Estate Agents and the like probably don't want to say as it might disrupt business. Also it does seem that advertised Estate Agent prices can themselves be a bit weird, have seen the same property advertised at wildly different prices by different agents, which of course makes one suspicious.
Generally speaking from what I have gleaned over the past few years it looks like offering between 5 to 10% under asking price would still be regarded as a reasonable offer.But that is conjecture on my part and of course may depend on the individual property.And assuming it was one advertised by one of the more realistic or reasonable agents.
But it is definitely NOT like the Scottish system where the asking price can be under what's expected and you have to bid up. It's bid down and pay less than asking price...

Oh and don't forget that great market dampener, the 10% transaction tax on your purchase ( resales).Which means of course that comprehensive data on sold prices exists in the tax office, but doesn't seem to be available to the public.

here it is basically a question of what the owner wants plus the agents commission so the discrepancy is mainly how much commission is in the price.
