Do I need a solicitor when buying a property?

Hi, I am in the processes of buying another villa with my sister, I am resident but she is not. What exactly do solicitors do when buying and do I need one?

I would say definitely yes! When buying a property anywhere you may be able to do without an Estate Agent, although we've always found Estate Agents to be very helpful and a good intermediary between seller and buyer, but not having a Solicitor is, I believe, extremely risky.

Basically, Solicitors should do searches on the property and land, which should also check for outstanding debts, among other things. Also they deal with the money side on exchange of contracts and completion and they deal with the Notary, taking you to sign and checking contracts are in order. Obviously there is more things they do and I wouldn't be without one ever.

You can get the best price by emailing a number of different Solicitors for a quote (I always prefer to ask 'can you give me a 'set-price' for your conveyance fees'?) and also that way you can also judge their communication skills and customer service.

I completely agree with Jan. It's too risky not to use a solicitor during a house purchase.. There are too many small details that need checked to leave it to chance that your estate agent will find any issues. The cheapest solicitor is not always the best, but Jans advice about emailing them in advance is good. But speak to them too and see who gives you confidence.
There's lots of good recommendations here on the forum, but if I can give a personal comment i'd strongly recommend Silvia Galve at SGM abogados in Benijofar. She's fantastic and one of the most knowledgable conveyancing solicitors in the game. I recommended someone from the forum before and she have them a discount, so remember to tell her you've come from talk Quesada. Good luck!

100 % YES don't even think about trying to do it without it could be a disaster and costly.

Thank you all for your advice I will find one today. Yes Mondo I would conveyance in England is relatively simple and the whole process can be found online. Very different here in Spain though. Once again thank you.
