Do you live on El Raso ? - advice wanted

Hi, We are exploring options to move from the UK to the Guardamar - Quesada area mid 2019 and we are keen on the urb: of El Raso which we had a look around a few weeks ago when we were exploring various areas in the region but we are not familiar with urb: living or community controlled housing or community charges so I'm looking for feedback from anyone who lives on El Raso or who knows about that area.


Main advice we are looking for are:-


- are all the houses on El Raso managed by a community ?
- what types of thing do community management control ?
- what types of charges are house owners liable for ?
- good things & not so good things about El Raso ?
- any other info that might help us make an informed decision.

Hi,
Have you considered taking out a short to medium term rental so you can get your feel for the location ?
We live on El Raso Lagomar Fase 1. It's one of around six communities that make up the El Raso Urbanisation. Each community should have a committee and an elected president. The committee will be responsible for ensuring all legal aspects are met in respect of tidiness of individual property , community pool maintenance, communal spaces etc. There should be frequent meetings and an annual AGM to address items falling outside of the rules and liaison with town hall etc. Each house owner is required to pay an annual community charge something in the region of 300 euros but that can vary slightly. Then there is the annual SUMA , a national tax on your property around 350 euros again it varies depending on the Spanish Hacienda ( HMRC ) valuation of the property. Each owner is responsible for upkeep and maintenance of the individual property I.e. Within the confines of the individual property .
We bought nine years ago ,having looked extensively across the wider region.
We don't have much in terms of downside albeit there is a lot of new apartments under construction and the associated noise and dust is likely to be with us for around two more years perhaps.
It is a very well cared for urbanisation having been in existence for 15 years now by its residents and the town hall. Excellent beaches are ten to fifteen minutes drive and further along the main N332 road is the Habaneras and La Zenia shopping centres.
Finally,The town of Guardamar is a fully functioning town throughout the year where you can purchase foods, household goods , medical facilities,pharmacies. Although in summer season the towns population increases significantly with tourists from Spain and other European countries.

Not specific to El Raso, but a bit of info on how urbanisations work...
The roads within an urb are generally private, and maintained through community charges. This includes cleaning, lighting etc. If it’s a ‘gated’ urb then the gate access system will be maintained in the same way. There will generally be a community pool(s) that is secured so that only residents/guests have access and the pool maintenance and lifeguard (if there is one) will be covered by the community charge. There may be other sports/leisure facilities such as tennis courts, pétanque area or gym facilities.
The residents will elect a committee and have an administration company. The residents set the rules about how the community and its facilities are managed. This will be anything from agreeing opening times for the pool to deciding whether to develop new facilities.
The community can control what individual residents are allowed to do with their properties and I know of one that dictates what colour scheme can be used for external blinds on windows.
Requests to make alterations to properties generally have to be agreed in advance by the community before works can commence. The idea is to maintain the character of the properties, and some communities are stricter than others.
The bottom line is that the community is run by the property owners. AGMs generally aren’t well attended, so it’s often not that difficult to get rules amended if they aren’t generally well liked.

The community where we live seems to have a very well balanced approach to managing the urbanisation and a sensible system for consulting by email when residents want to make alterations to their properties.

My two pence worth re el raso is that while it is a nice urb in lots of ways you do need to have a car as it is not in walking distance of anything really, and even from where the bars ect are can be a long walk if you are at the bottom of the urb.

Plus the numbering system on the houses can be very confusing. But there are some lovely houses there so have a good look at what is available and dont rush into anything

I think the 'long walk' comment depends on the ability of the walker.

It takes me 6 minutes to walk from my townhouse on Carrer la Malva Rosa (near Lagomar Fase 1 mentioned above, which is at the South end of El Raso) to the Med Bar at the very top.

Bearing in mind that this morning I decided to walk to the new Consum and back (laden with shopping on the way back!), I wouldn't call it a 'long walk'!

El Raso is - in general - clean, well upkept, open all year around, and vibrant. It's one of the best and 'prettiest' urbs I've ever seen.

With San Bruno coming along very quickly, it remains to be seen if that area affects El Raso in any negative way...

I have a villa in royal park 2 ,El Raso
We bought 2 years ago
Yes you do need a car to get around although I stay
there without a car .there is a bus service which is very handy
The urb is well kept and it’s a easy walk to the
Sunday market which is very popular
What is San Bruno by the way ?

I am going back out next week ,haven’t been out since sept
so will find out more then
We live near the top end of the urb ,and I think
that it would be great for the community to have more
Residents and developments ,although even in the
winter months ,there are plenty of people around

Hi Paul,

I know your post was looking for advice on El Raso but we are putting our property in Dona Pepa 2, Quesada up for sale (privately) in the new year and wondered if you would be interested.

We have owned here for the last 10+ years but have now sadly decided to sell.
Our property is a fully furnished 2/3 bedroom Town House on a small urbanisation of approx.60 houses with a superb communial swimming pool area.

You do not have any control over your own property if you are CONTROLLED BY A COMMUNITY. Have a serious think about it, there thousands of Invidivual villas which are not controlled by communities. I believe the Community aspect is more suitable to the HOLIDAY HOME OWNER, where others look after your property when you are absent.
