I understood estate agents fees to be around 4% of the selling price.
I recently had a valuation done and the agent quoted a fee equivalent to 18% of the valuation figure which seems high, though I’m not sure of all that was included eg lawyers fees, registration etc.
I’m due to meet them again and want to be sure of what a reasonable fee is before inviting other agents to value

We paid 6000 euros inc IVA plus estate agents fees plus the 3% retention to cover any tax on any profit which we got back. We were quoted as much as 10,000
We still got the 135K we wanted, house was sold at 141K so as far as I was concerned the buyer paid the commission

Just tell them how much fee you are prepared to pay if they do not agree go to another agent there are plenty about

You need to get a figure that is just there selling fees ...then go to a solicitor to get a cost of all other things broken down so you can see each item... ...18% can hide a lots of odd payments ...

From what I hear, friends tell me they were charged approx 5000 just for a selling fee, and that seems to be for a property of value from 50k up to 100k ish, then I’m not sure if it gets dearer or not. Either way sadly sounds expensive. Only bit of advice I recommend from a costly bad experience, is don’t put all ur eggs in one basket, separate lawyer. that way less likely to encounter underhand dealings, which still sadly goes on, but hard to prove. Hi would like to recommend Merry Maids real estate & rentals,they only take 2% or a maximum of 2,000€ commission.

Can you just not sell private ? or do you have to go thro an estate agent

Yes you certainly can sell private, but it's getting the property out to a large market which can be problem, but you can just put a sign up and try your best,, market sales are getting quite slow at the moment
