Idealista is a brilliant Spanish advertising platform but 99.5% of inquiries will be by Spanish speaking buyers. Also I know the Spanish will never pay for the asking price so you'd better bump it up to take into account the crazy offers. (Speaking from experience)

Don't think anyone Spanish or not pays asking price,, we all know that the seller wants the best price and the buyer wants the cheapest price and the market price is normally somewhere in the middle.
.. Should say that's where a good agent comes in..

Remember..commission is only relevant if the agent sells your proper.....
English estate agents also advertise on various web portals and do floor planes of the properties(not seen any do that here) and put pics in papers , also rent premises at far higher rent than here and pay higher wages ..but still seen to be able to only charge a 3rd to half of charges here ...so yes the commision charged here is high ..and i feel for not a better survice..

Hi everyone
Thanks ever so much for all your comments which we have found really useful and taken on board. We've now also taken advice from a very reputable estate agent who was highly recommended to us and we're now using a combination of private selling (you never know we might get lucky!) and 2 estate agents, one with good national and international coverage, and another local one.
They also gave us good advice regarding the price and we've reduced it slightly (now 249,900) so that it falls into the top of a price range rather than at the bottom of the next one up which should bring us up in more searches. The price ranges usually go up in increments of 25,000.

Hi Carol and Robbie, had a quick look at your entry in the Properties for Sale section of Talk Quesada and it certainly sounds like a nice property. I would just suggest that you put up at least one photo with the ad rather than just saying people should contact you for pictures. For many people it is the photo that catches their eye and if it is just a text description they might not be bothered going any further. Whereas a good picture can draw folk in to make further enquiries.

Another point to consider is that for anyone self employed you have to pay 300 per month autonomo fees. This is whether you've made any money or not. Also income tax is much higher on earnings in Spain and there is no first £11,000 free from income tax here and to top that off vat is also higher. The Spanish system seems like it was created by the business prevention unit. If you employ staff then a simple 1,000€ salary will cost the employer around 1,650€. Then the employee has to pay here income tax. It's not a fair system when you compare to the UK and that's why Spanish Agent fees should not be compared to English Agents fees. It's a completely different industry even if on the face of it the goal is the same.
