Hi everyone

We have our beautiful 4 bedroom villa in Quesada for sale which we are hoping to sell privately. We have already listed it on the Property and Villas For Sale website associated with Talk Quesada and would also like to find websites where we can list it for free. We've just found Idealista which was mentioned on the forum previously but we would really appreciate hearing about any others you may know of.

And
Point 4.Without the vetting procedures of professional estate agents who will have all verified contact details of the client.You could be leaving yourself wide open to an unscrupulous client who is visiting your property for alternative reasons.Need I say more?

Err... perhaps the usually large commission charged by agents may have something to do with it? If someone is not trying to sell in a hurry I can't see there's any harm in advertising themselves , and they can use their own solicitor for the legal procedures. And the idea that agents 'vet' potential clients, that's nonsense. I have looked at properties across very many agents and was not 'vetted' by anyone ! At most the agent may have a phone number and/or email address. And they certainly can't ( don't) check if the buyer has the money or not! Some agents may well be worth their commission, especially if you want to sell as quickly as possible and cast the net as far as possible. Among all the agents I dealt with in looking to buy a second property there were a couple of them who seemed to do their best, and worked hard, seemed honest and straightforward. Others ( I won't name them) were not good, made very little effort to match properties to my requirements, thereby wasting both my time and the sellers' time. But if you are not in a hurry , can take good pictures and do good descriptions etc yourself and go on forums like this one etc, and use a modicum of your own common sense in assessing potential buyers and are willing to do your own viewings etc , it could be worth it to you. After all , with commissions ranging from 3-5% of a property price, the saving is likely to be in the thousands....

The vendor hands no money over to the agent at all.The vendor wants 100k,the buyer pays 106k,the vendor gets their 100k!!! So,how has the vendor paid any agents fees???
The buyer pays the commission...don't u think?

I must agree with Shiva.Having bought & sold several properties in Spain over a number of years & in other areas I have never been asked questions that appear to "vet" me.Indeed if this was usual then there would be little need to have failures even after the deposit has been secured,as happened once when I imagined I had a genuine buyer.

Any evidence of a state-recognised qualification for estate agents here...unlikely.
What about a state-based legal protection scheme for estate agents or builders... unlikely.
Stringent and transparent factual check on building condition, future adverse local building developments affecting the property (e.g. Consum development on Lemon Tree Road), etc, etc.....unlikely.
Acting in your best financial interests...unlikely.
Cowboys and ex-car or double-glazing salesmen, the lot of them.
Caveat Emptor is the motto here for the buyer (and the seller.)!
Do it yourself through a reputable and trusted lawyer - makes sense.

I dont agree with walnut idea, if I want 100k maybe someone is not going to pay 106k so commision become a problem.

Let him try to sell how he wants, it is harder because he has to make the work that a Real State makes but it is his option.

Maybe in the future he change his mind and maybe another people that is using a Real State change their mind in the another way.

I agree with Shiva, if you're happy to do it all yourself then great. If not use an agent. There are however people happy to use estate agencies as this is their job. Their background however is irrelevant and you don't pay for any of their work until they find a buyer. I also agree with walnut, if you have a particular value in your head let's say 100k and you find a private buyer you have 100k. Great. If you add on a few agencies to help you promote it and they charge 6k commission and they find a buyer for 106k isn't that happy days too as you still receive 100k? If the potential buyer puts in a lower offer of say 102k you have the option to drop or not! If no say to the agent that they must drop to make the sale. Anyway good luck.

At last some sense!

A lot of agencies pay to do international exhibitions and also to advertise on various Web portals such as Rightmove and Place in the Sun etc.These are not cheap.
Remember..commission is only relevant if the agent sells your property.

No one seems to have addressed the issue of whether you are severely limiting your prospective buyers market by advertising yourself on free sites?
If you are having to ask about them yourself, how many prospective buyers would know about them? I certainly knew nothing of Idealista etc. when I bought so saw nothing of those properties, additionally it is likely that buyers from the UK will be thinner on the ground during the Brexit process, whatever that may be, so it could be prudent to use an Agency that has exposure to other nationalities as well as Rightmove, Place in the Sun, Kyero etc . . . . Just a thought.
