Holiday rental advice

Hi I’m asking for a friend who needs some advice. He has a four bed, 3 bathroom apartment not far from La Marina. He is thinking of renting the property but would like to know, if possible, cost of cleaning the property after each rent. Does anybody have an idea of costs for this. He is also wanting to know costs for doing the laundry after each visit. He is not sure if he needs a company or an individual to do this.

The main thing is to first of all get a tourist licence to make the renting legal. This has always taken several months and is becoming more difficult than it was a few years ago. Some councils are not allowing any more rental properties in their area. We've rented to tourists for the last 18 seasons in Ciudad Quesada; so for changeovers, including laundry, I would expect to pay upwards of €70 per booking for a large villa. Again, they are better to employ a legal company local to La Marina rather than a private individual.

I own Torrevieja Property Services (advertised on this form) our charges would be 80€ Including IVA for a property that size and that would include the laundry. As Paul has said the most important thing is the tourism license which can be a timely process.

Yes our license took 12 months.

We use Merry Maids to get our licence and they do all the changeover cleaning and laundry give them a ring or email. Very nice people and very helpful.

Random. Why not?

I had a lot of success renting out my place for a number of years, with a good income from May to September - anywhere between €300 and €1200 per week.

Get a reliable keyholder and cleaner, make sure you do your tax return, and it could be a very worthwhile exercise.

Interested to hear what your experiences were, which made you give such "firm" advice, Chrisdee.

Going by other stories of places being trashed and in a mess at the end of it. I think you'll find a few on here and one just recently. If you do have problems here in Spain it can take a while to sort things out and cost a lot of money. I don't need the extra income or the stress.
