New Eco build properties - Are they good quality?

Hi, we are going to move to Quesada in the very near future we are thinking about the Eco new builds , are the a good quality, are there any hidden problems we are thinking about between 150000 to 200000 euros , can we get good value for that amount ??? thank you

Hi you would probably get better value buying a resale property, they do look well finished but storare can be an issue and as with most properties the newer the less area of land you get, several companies are building them so look carfully at what they are offering.

For that figure you may get an apartment.

2bed-2 bath villas start at around 230000 euros. Also unless it is key ready you will be waiting until around September, some developers are even quoting December. Make sure you are aware of what is included in the initial offer price - as an example most new builds come prepared for aircon then you have additional cost for the units

The previous post is also correct with the amount of external space on offer.

Hi...There are new builds available within your budcet...You could always drive around & chat to the people already there...Some agents offer a "walkabout view" on their web page...Have a look at Medland Spain..if nothing else you will get to see the different areas available

The thing I would say about any new build, having bought one 11 years ago, is that it is not always evident how much extra they cost to get them 'liveable' as they are built to basic needs. You will find that they will generally need extra security features such as grilles on the windows and doors - better locks - Alarms & Safes will be not included in the price advertised too but will be options. Also as mentioned above air-con is generally an extra 'add-on' as is swimming pool (if it's a new build villa) they don't generally include this in the price as they say they want you to choose the type and size/location of the pool, even though all the photos will show a beautiful villa with pool in the garden. So check carefully what's included. If we had our time again I would go for a resale as there are so many with everything included, some even with furniture - ready to move in. Also the gardens are ready and mature in a resale - Most new builds will have a patch of rough ground which will take some preparing and expense/time to get as you want it (unlike the photos you will be shown), unless you pay the developer to do it for you but that's another big expense.

The eco option with solar water heating and more sounds nice but for price it really is worth checking what's included in the price and the value compared to resale properties.

Our first Holiday home was brand new and fully furnished and an Duplex and didn't cost much in extras but when we bought an 18 month old Villa the neighbours who had bought them new told us it had cost them over 30,000 euros to get them liveable. That was in 20003. They were built by Euro Marina. We were actually offered a new one but my Husband didn't want the hassle of sorting it out. It was a shell. The neighbours had bought off plan.

As Jan says the extra costs can mount up if you buy a furnished one that looks clean you can then get a feel for it and change things at your leisure, I know it is common sense but keep a little in reserve no mater what you buy. ;)

It's true, new builds cost a lot to get them how you want them. Personally I would go for a resale. Just be careful it's not within earshot of noisy bars and other venues...and a big complaint round here is noisy dogs. Sit in your car at night and have a listen!
