We have found after trial and error that, after wiping them clean, first use a coat of clear sealant (not everyone does this!) and then the best paint is the gloss balustrade paint (there's a paint shop next to Lumsdens Auction place that does it). It looks fabulous when done and really stands out from the old chalky paint. Most people in our road have done theirs now. We saw it on our neighbours' houses and had to do it. It looks like ceramic when done. We did two coats. I will try to get a photo of the paint on here.
It's also easier to wipe clean.

Thanks Jan. This is very helpful. I've been bringing undercoat and gloss from the UK, but if this is what I think it is, this is much better. I have wondered how they get that ceramic look. I was speaking to the paint shop owner next to Quesada Fish and Chips and he said it was important to put a sealant on because the balustrading is made of alabaster which apparently soaks up water the which will result in the paint peeling over time.

Hi
Iif they are new balustrades it is better to leave them for 12 months before painting if you are using the selant and they have been painted previously for best reults sand back to bare then coat with selant depending on the selant they may need two coats the paint shop can advise.

Do you need authorisation from the town hall to put up balustrades on a communal wall. If so is there a fee to pay ?
