Can anyone give me any info on the urbanisation and area we are looking to buy a property thanks Jean

El Raso is a large urbanisation between Guardamar (5 to 10 minutes in a car) and Quesada (about 5 to 10 minutes in a car). It has a reasonable size commercial centre near the entrance (see these photos on this link in our gallery: gallery/album.php?album_id=2 ) with some nice restaurants / bars and a small mini-mart type store and a Vets. You would definitely need a car for the large supermarket shopping, nearest is Consum & Lidl in Dona Pepa, Quesada (look them up in our Supermarket section on the home page. There are maps on there too. )
If buying a house and you are thinking about going out regularly without the car to the local bars etc I would look at houses at the front of the urb, around 5 minutes walk from the commercial centre. However if you are thinking of driving everywhere then, there are lots of houses for choice in the quieter back half of the urb.
If you need to be within walking distance of more things to do, then ask on the forum for recommended areas (or use the search box top right for recommended areas to buy). It is all about what suits your lifestyle and it is best to rent first if possible to get a feel for the different areas and /or walk around the areas you like the look of (independently!). Estate Agents have their uses when buying but they will, understandably, only tell you what they 'think' you want to hear. So walking/driving about yourself is a good idea.

Hi
In February, we travelled the majority of the length of the Costa Blanca - from Denia in the North, to Torre De La Horadada in the South. We covered many, many urbanisations on that trip, and the idea was to "narrow down" the location where we felt we'd like to live.
At the end of the trip, we ended up with 2 locations - Monte Pego in the North, and El Raso in the South. Ultimately, we decided that Monte Pego just wasn't practical, and we plumped for El Raso. We returned in April, and looked at upwards of 25 properties in the area. Each day, we were visiting properties, and then going to other areas, just to make sure we felt we were making the "right" decision for us...and it has to be said that EVERY time we returned to El Raso, we felt that it was a nice, well-kept urbanisation, and had a good feel to it.
After that, we returned twice in June, and had an offer accepted on a property. 16 days later, we completed on that property, and we're incredibly glad we did - it's lovely!
As an aside - we bought through Property Choice who are situated in El Raso. They were brilliant from day 1 through to completion, and we only have praise for theml!!!
We also found that property prices were very competitive when compared with other local areas...whether that's because El Raso is in Guardamar as opposed to Quesada, I'm not sure...
So - for us, El Raso just felt "right". It's lovely and peaceful, and the palm-lined streets make quite a difference. There are new-builds going up now and there will be in the future, and that's something to consider, but we just hope that the fact that the area is so well looked after after the 15 (or so) years it been there mean that those same standards will be adhered to by the future communities.
We like that fact that it's 5 minutes (drive) from the beaches, and that it's not in the middle of the more "rowdy" areas like La Zenia and Campomar...but it's nice to be 15-20 minutes drive from them and to know that they're there if we want a massive selection of bars, restaurants etc.!
So - I completely agree with Jan...make sure you have a good look around, and find where's best for you!!!

We recently looked at El Raso to buy and we agree with all that has been said. However on a couple of occasions we noticed a horrid smell at certain times and that was the only thing that put us off. We don't know if it affects the Development but we have certainly noticed it since when driving along Lemon Tree Road. Unfortunately we don't know where it originates from and couldn't be specific about when it occurs but you may want to visit at different times to make sure you are comfortable with it. We don't know if it was off the lake or if there is something else nearby that could cause it but it certainly is unpleasant.

The lakes only really smell when you get close after they've transferred water to the other Lake to produce the Salt.
There were Cattle in a yard on the opposite side to El Raso which could be very smelly at times. Not always there and seemed to come and go.

We were led to believe the "water treatment plant " is situated close by the lake opposite the old Farm Building could that be the source of the culprit.

Can only agree with above comments, decent bars/restaurants, 10 minute-ish walk to large LemonTree Road Sunday market, views to Lake and diverse friendly community. Everything is more or less on the level, no steep hills etc. and what slope there is runs downhill from bars so easier to stagger home
On our initial scouting trip we were expecting to decide between Quesada and Gran Alacant and stopped off at El Raso as we had seen the pattern of the roads on Google Maps. From that point we compared what we saw with El Raso and realised it was the place for us - we love it. We have a place about half way into the current Urbanisation and apart from the odd lorry going through, the current new build does not impact us.
Yes you do need transport to get to larger supermarkets, which also applies to several parts of Quesada and surrounding areas, but there is a minimarket for daily essentials and as there is a sizeable proportion of the Urbanisation that is occupied all year round, it is not that difficult to buddy-up with someone with transport to do a weekly larger shop for a share of the fuel costs if you don't have a car. It is also on a bus route to Guardamar.
As for the "aroma" we did notice it once up in the Bar/restaurant area (near LemonTree Road itself) but not again or at all where we are as yet . . although we have encountered it elsewhere along Lemontree a few times at the bottom end of Quesada and also on N332 approaching LaMata/Torrevieja . . . It is a hot country and whiffs will appear.
The important thing is what are immediate neighbours like, what do you want from your Place in the Sun and does it "feel right" for you?

Well, trhat's country living for you. El Raso is surrounded by working farms and yes sometimes you get "country smells", usually at muck-spreading time. By way of contrast when the lemon and orange trees are in blossom the smell from them is wonderful!

Hi thinking of buying in El Raso , apart from the annual fees , and utility bills are there any other costs that might spring up we need to be aware of . We are buying this as a holiday home for the family so keen to know approx outgoings annually . Thanks for your advice
