Property rental contracts

Good Evening,
I am thinking of renting my property out for 1 year. Has any one else done this. Please may I ask where you had your contract drawn up. I want to manage it myself and not through a agent. But not sure where to get a contract made up. Many thanks

Hello Janner.
If you are considering renting out your property "long term" as opposed to Holiday rental, please be aware that Spanish Law is very much on the side of the tenant who has the automatic right to renew the tenancy for up to 5 years, though I think that has recently been amended to 7 years. The Landlord, to take back the property, would need to prove that he needed the property for his own personal or Family use. I will happily tell you more if you like. via PM

Please tell me what is not correct. I apologise, of course, if something I wrote was not correct. However, I have copied my information from an official document so I am surprised !
Let me also add from the info I have, " Even if the Landlord sells the property, the buyer must honour the full terms of the lease"

I would suggest you use a link to show where you got the wrong info from then it can be checked
Also seems a bit strange that someone from Cordoba is using the Quesad a Forum althoght there are no restrictions as to where a member lives

Oh dear, jpeg !
Believe it or not, but we actually did move from Cordoba last November to live the remaining years of our lives here ! Would you like proof of that ? You should have noticed the question, "Which part of Spain are you from?" to which we correctly replied "Cordoba" !!!!!!!!!!!!!!!
Lets call it a day. I have better things to do.

I would think very carefully about doing this & get good advice on the legal aspect. Merida is right regards the law tending to go with the tenant, which is all well & good but for any rogue landlords out there - there are just as many bad tenants.

I tried this some years ago via who I thought was a reputable agent by the name of Claire Meynall Clarke (or something like that). All was good for a short while until the tenant started with late payment of rent & then stopped paying rent altogether, on top of this, water & electric bills started to pile up. Turns out the agent done a runner, leaving her mum to sort out a load of mess. Luckily, I was able to get my apartment back, although the tenant had sold a fridge/freezer & ruined the furniture.

It was a costly experience I will never want to go through again..So think very carefully before committing

That is why you should take out Landlords Insurance
