Purchasing a property with a pool

Just a bit of info for anyone purchasing a property with a pool to make sure the pool is in good working order otherwise you could be left with a large bill after completing on the property.
We completed on our property in April and moved out at the end of May, pool was losing water but we thought it was due to evaporation and our dogs using it as a big drinking bowl. During the cooler months it was still losing water, it comes to light now the sand filter lid has been drip drip drip (we did notice water in the bottom, not a massive amount but thought it might’ve been rain etc) but having recently checked in the pool box the water now is spurting out and the box was full of water, the filter is over 10 years old and has been discontinued and we can’t find anywhere that stocks the top we need so a new sand filter it is, which aren’t obviously cheap.
Our neighbours completed on their property last year and they had a €350 bill as they had a leak, some other friends completed in September they’ve just had a massive water bill €600 as their pool is also leaking but the automatic fill was running. Had a discussion with the ‘pool guy’ who looks after our neighbours pool and he was telling me he has a client their pool needs re-grouting and needs a new skimmer but the reply was ‘not going to do the work as I’m gonna sell it’ .
So word of advice check that pool is in good working order ....if there are bungs in skimmers ask why, if the automatic water fill is turned off ask why.....this is something I have leant.

Also find out how old the pool heater is if fitted as some of the older boilers are getting hard to find bits for. If you can, see if there is a recent water quality check giving a Langolier index: this will give you a good idea on the condition of the water and the effect it might have been having on pipework, grouting, internal components. Expensive to repair and replace! A little research goes a long way.....

Also, if you view a property which has an empty pool then it should ring alarm bells with you.
You should assume that there are major issues and that you will have to spend €5k plus to rectify them.
When a pool is empty, the grout dries-out and goes powdery. The weight if the water also “pushes back” against the walls of the pool, helping to maintain an equilibrium. Without the water there the walls want to close-in to fill the void. Depending on the construction of the pool walls, some imperceptible inward movement may occur, which will also crack the grout and possibly the walls behind the tiles, resulting in long term issues.
If there is a minor earth tremor (which aren’t uncommon) while the pool is empty then the damage to the walls is likely to be higher without the water helping to provide an incompressible mass between the walls.
Also, you should ask why the pool was emptied in the first place. The most likely reason was probably because it had a leak, which the owner didn’t want to pay to fix.

Good advice Pete! I once looked at a pool in Hampshire where the owner had drained the pool in 4 hours resulting in a memorable crack appearing overnight at both corners....
People sometimes ask me what is the best type of pool to have and I usually say: your neighbours!

and even then, such pools have a habit of leaking into the neighbouring property..
