Merry Maids are a fully Legal Real Estate Agent not just a cleaning company. You say we have less overheads than a professional Real Estate Agent we have a fully qualified Surveyor on our team which is a very big overhead how many Real Estate Agents in Spain do you know that have a Surveyor? And the Client didn’t know how much the other Real Estate Agent had them up for in there shop window because she live in Turkey

The suggestion here appears to be that it's not that the other estate agent, charging whatever agreed commission on a sale, got a higher price for the Vendor ( good luck to them then and they may be worth their higher commission ) but that the vendor got the same initial 'expected price' and the estate agent pocketed the difference, perhaps not even telling the seller. That's a different thing altogether and - unless this arrangement was agreed beforehand with the vendor - smacks of sharp practice.
Perhaps some sellers would be happy to knowingly agree "I would like to get,(say)80k but if the market is hot and you can sell it for 120k, happy that you keep the extra 40k..." Not something I'd agree to.... However must also stress that while there does appear to be caution needed when dealing with estate agents here ( or anywhere, really ) NOT all estate agents are crooks, some just doing their best to earn a living and frankly ( speaking from recent experience of dipping a toe in the buying market) some have their work cut out for them with difficult sellers...

And just on this, I totally agree, it is swings and roundabouts. You might theoretically save with Purple Bricks if you have an expensive property to market ( hence a % commission would be higher ) but with an expensive property I would be concerned that it was not a specialised enough service, it's generic, and might be a false economy. On the other hand, with more modest properties I don't see much saving with Purple Bricks fixed fees ( and if you use their conveyancing you might want to price compare that for factoring in as well.) Certainly in currently selling a modest rental property in Scotland, I have preferred a local estate agent with local knowledge for an ultimately similar fee outlay... ( they also operate fixed fee estate agent fees in this market.)
