Reduce Commission Costs!

Commission paid to Estate Agents etc was subject recently raised and it suggested a lot of money was being
paid out and this raised a question in my head.
What experience does the Forum have of home owners advertising and selling their own property with them
instructing their own solicitor to arrange the deposit and documents thereby reducing the significant commission bill
at the end of the day.
This is assuming all licences and efficiency certificates are in place.
Have they found the effort justified the end.

We were lucky enough to be able to secure a private buyer for an apartment we sold in Rojales. The sale took only a month between our purchaser agreeing to buy and signing in the notary. We already had an efficiency certificate in place and I had to arrange for a new Habitation Certificate. We just advised our solicitor of the sale and she confirmed the documents required from us. She liaised with the purchaser and their solicitor and organised the notary. Very pleased to save the commission. The hard part is selling!

If you can find a buyer direct that's just great. After all which wants to pay up to 6% commission? Surely it's like being a mechanic and paying someone else to fix your car? That's not exactly true though, as when you're in Spain you don't have your tools to fix the car so you'll need to entrust someone else. Estate agents have a difficult job here on the Costas. It was once explained to me over a relaxed beer by an owner of a large agency on Quesada. In the UK people know where they want to live as they have a very strict criteria generally. Here on the Costas the wish list is usually, sun, sea, sangria and facilities. These can be had all along the coastline. So to attract buyers to their patch takes advertising. Not just the local paper but internationally. It takes many thousands every month just for publicity. Then you have offices, cars, fuel bills which are greater as you're driving around not only showing a house or two but also educating people and promoting the area. Air con cranked up all day to keep the client cool in the offices and so on. The fact is as I see so much on this forum that these hated estate agents are giving a service for one and want to be paid and secondly without them you wouldnt have the amount of people here in this area so you wouldn't have the amount of services you do have now.

yes,i understand, but they reap great benefits and rewards drive around in nice new cars ,so I understand they charge good fees to pay for these services and of course make a profit, had a place for sale with a leading estate agent for over 12months,at a good saleable price,only 2 viewers ,get the impression they only interested in selling new builds,never get any updates regarding property.

Glassman, this coastline is full of buyers and every agent will want to sell your house. It's their job and how they get paid. I'd advise speaking to them and ask them to be direct and tell you why it's not sold. If they're as big as you say they are they obviously know what they're doing and are successful and this is how they get to drive around in nice cars. I have a posh car and it took me almost 50 years to get it. Embrace success of others as jealousy is an evil trait.

yes but I bet there cars are on lease,I can afford a posh car if I wished, I,m just to tight to part with the money, so I aint jealous :lol: :lol:I always encourage people to get on, its just annoying when they the agents try and bulls*** you, ,50 years to work way up to a decent motor well done!as I stated in my previuos post they need to make a profit, and you can only go from there advice offered regarding price!but I still stand by my previous post saying that they are promoting the new white square box type properties as that generates more commission for then ,and that's from the horses mouth,
