Shared walls

Shared walls

Postby jaynebarlow3968 » Thu May 19, 2022 10:34 am

Hi I have purchased a house in a community, and don't live there all year round. I received a phone call yesterday from one of my neighbours stating my other neighbour is wanting to replace the wall between us (the current wall has holes in it, which i suppose takes away some of their privacy) with an iron/steel type divider which would give them their privacy. I am not sure I fancy staring at a white piece of iron/steel as my view, i quite like the wall. Where do i stand with refusing this. The neighbour that called me, has said that the wall between myself and her is hers, so I am wondering if the wall my other neighbour is wanting to change is mine? does anyone know how boundaries work in Spain, or if I refuse, could this get expensive?
Thanks

All walls between community properties are jointly owned. Community approval is required to change the style or size. Very bad manners of your neighbour to propose such a change without speaking to you first. I would refuse permission until you can meet face to face and agree the exact design. Remember your neighbour only owns to the centre of the wall.

Also be aware there are probably community rules regarding wall height etc. Your President should know this. Also, certain works may require community permission via the agm and/or council permission. Ask your president or administrator for clarification

Normally walls between adjacent properties are a SHARED OWNERSHIP, you own from your side to the centre of the wall, your neighbour owns from the centre to his side.
