Squatters

I don't know what law it is.

Squatting in Spain is made possible by the 1994 Law " Ley de Arrendamientos Urbanos" (Urban Lease Law), which allows people to occupy unused or abandoned properties without the owner's permission. They must then prove that they have used the property for a certain period of time.

It's also 48 hours you have not 24 to get the police involved who can throw them out but, most seem to have a bogus rental agreement which the police accept. The ones down the road were really a nice family, I thought they'd bought, I even bought their boy chocolate and used to chat to them, had no idea they were squatters, when it came to light they said they'd been scammed, who knows. The thing with living here you don't always know what's going on, what with people renting out their homes etc, in the UK you normally know your neighbour's and the goings on. It's hard to keep track here. The only thing you can do is get alarmed and secure everywhere for when you're not here.

If the property in an apartment within a block with a cupboard housing shared services, water & electricity, I would suggest that the community arrange for security gates for access. Once this is done then the utility providers can be allowed to disconnect any unpaid services and disconnect any illegal connections. The squatters won't stay too long in an apartment without services.

We have a gated community and padlocks on the cupboards, they chop them off to access the connections.

You need a good security gate covering the cupboard with high security locks. We used 3 separate deadbolt locks on the gate with extra protection to prevent sliding a lever to attack the latch. The police were informed and they warned the squatters against breaking into the cupboard. They were able to get water locally using water bottles from the bin and used a car battery/inverter to power a TV. They left after 2 months.

This is something that always confuses me (as well as adding insult to injury!).

If one does not pay a utility bill, is that illegal? Ergo, if you stop paying your bills and the natural consequence is supply ceases. how can that be an illegal act?

That's my thinking too.
The house on our urb had the meter taken away as the woman whose house is occupied died do obviously bank account ceased and bills not paid. Scare tactic or law to have to pay the bills for these scumbags?

Can this company not get them out. Might be worth the community paying if u can't get hold of anyone who might own the property.
