Hi All. When we bought our apartment just over four years ago we intended to rent it out and so registered with a rentals company, who obtained a licence for us. However we had several concerns re this company and ended our agreement. Since then further licencing restrictions have been put into place. As we have been unable to visit for such a long time and the property is just standing empty we have been considering trying to let it
for a three month period, rather than holiday lets, say over the winter months but do not know if our licence is actually valid, or how to check. We do have the licence number that we were given, does anyone know of a website where we can enter this number to see if it is valid, or is it a case of once issued it will remain so? Also if anyone knows of any reputable letting agents please? We are aware of the latest requirements for property rentals but just need to know if we are legally able to do so. Also would a rental agent help with the tax return or would we need to engage a separate accountant?

for rentals of 3 months you do not need a rental licence as they are classed as long term rentals but you still need an Energy Performance Certificate.

Hi thank you for your response, is that a definite as we have been told any let under 11months does need one. Do you know of any link that can confirm that please? Really don’t want to fall foul of this ruling.

I am positive my info is correct what you need is a Seasonal Contract

Get the contract drawn up by a solicitor as a Seasonal Contract cost is about 70 euros

I don't think there is an expiry date on tourist licences, not on ours anyway, although you may not need it for a seasonal contract as has been said. As you have it already you would be covered either way. It would be unusual for a rental agency to also deal with your taxes, but your existing fiscal representative for non-resident taxes would be able to advise anyway. I would suggest a rental agent with access to the Nordic market as these populations also like to winter in the Mediterranean and you wouldn't be limited by the 90 days rule applied to the British.

Thanks everyone for the responses, very valuable info there. So much confusion and conflicting information you have to be so careful, but it all seems a bit clearer now. Does anyone use a rental agent, rather than a keyholder, or know of any locally?
