Roof damage

Roof damage

Postby Roxy » Fri Sep 21, 2018 1:31 pm

Hi all,
We have damage to our roof from the recent wind and rain. We have home insurance with Mapfre in Quesada. They have informed me that because we are part of a community they will not pay for the roof repairs. They say we must talk to the president (who is not resident) about community insurance.I have spoken to a member or the community council and he said he knows nothing about it!
I would appreciate any advice as it is imperative that we get the roof fixed as soon as possible.
Thank you
Roxy

Never thought a community insurance would pay for the roof repairs of a privately owned property. Surely community insurance is there for the communal areas.
Wonder if it was slightly lost in translation as recently I heard that an insurance would not pay out for storm damage to a roof. .Act of God and all that ! Although personally I would think that all insurances should pay out for this kind of damage. The only one I heard about not being covered was earthquake damage but that depends on the insurance company. Our old 'bank' company said they didn't cover it but our newer holiday home insurance assured us they did before we insured with them.

Earthquake damage is covered by a separate government fund.
As Jan says, check with your administrators on what the community insurance covers.
However, like you, I find it odd the insurance company won't cover it. We had a house up the road that had the same thing and the insurance company came out and dealt with it straight away.

When several of the roofs on our Urbanisation were damaged during a storm we found several of the neighbours used the Community Insurance to get them repaired but we had already been in touch with our Insurer and they repaired ours. One neighbour only ever used the Community Insurance and didn't have his own Buildungs Insurance.

Thank you for all the advice, we have spoken to the lady in the Mapfre office in Quesada several times and she is adamant that as all the roofs of the houses in this community are joined together then it is the community insurance that has to deal with it we have some water damage inside the house and she said they will take care of this as soon as the roof is fixed.
We will just have to try to contact the president to see what he has to say.

If you know who your Administrators are, contact them. Might be quicker.

If you live on an urbanisation, the administrators are the ones who the president reports to and they look after your money, if you're not on an urb you won't have one.

They are the ones that run the yearly AGM for your community amongst other things so you should have had the meeting minutes from them.
