Bought Villa without seeing it scary stuff

Bought Villa without seeing it scary stuff

Postby Kippax1968 » Sat Jun 05, 2021 5:26 pm

Hi everyone we have just bought a lovely villa in Ciudad Quesada in Atalaya Park.
I did all the things I said I wouldn’t (bought villa without seeing in person & with ever even visiting the area)
Thanks to this forum & other online information as well as a very helpful estate agent (Elliot at Intasun) I’m confident we’ll have no regrets.
I’m flying out on 21st June for 4 days to complete everything & am staying in apartment on high street so any recommendations for places to eat & visit while I’m there would be appreciated.
This is to be our holiday hole for now then maybe something more permanent I’m a few years when kids are older

We moved from Quesada after 17 years in a apartment when we finished work and moved to Atalaya Park 3 years ago. Loved the apartment but as we intended spending more time there wanted something bigger. Desperate to get back to Atalaya Park, really missing it I’m sure you will love it as much as we do.

Firstly let me say I hope all goes well, my comments are my take on buying without being in the property, in a place you have not visited.

I don't trust estate agents in UK (not in a nasty way) they work for the seller and are paid by the seller. (I assume you got 20% plus off the asking price to make such a rash move)

I would not buy unseen in the UK.

What unearthly reason can anyone have for buying a property in without seeing it and the area around. In the UK you are advised to visit the area and property on different days and different times of day.

This will be I assume one of the largest purchases in your life.

I do not say 'investment' as I consider purchase of Spanish property not to be one, it is a drain on resources and I think very few due to the taxes recover the initial costs that decide to sell and return the money to the UK. In fact very similar to a car, and I would not buy a car without seeing and driving it.

One Question did you have a Agent /representative you know view and do the inventory etc and negotiations for you? If you did then my opinion may be different, I would even if there have an agent working for me.

You did well in your choice of agent. Intasun were superb when we bought our house in El Raso 3 years ago - Jamie went way beyond what we would normally expect, and Elliott is a delightful and competent young employee. Nothing was too much trouble for them

There are a number of iffy estate agents around CQ.
Good to have some positive endorsements.

Elliot at Intersun has been really helpful to us. The people who own that agency have been known to us for 14 years since we bought our apartment, and they are very honourable. We have just bought a villa, and if the villa you bought is the one we viewed, you have made a very wise choice. We nearly purchased it but narrowly decided on another. Wishing you happy times.

Try & check everything is in working order before you go to the Notary. Safer for you to use a separate conveyancer from the estate agent.
A nice Chinese to go to eat is Chef Zhan near the Tobacco shop.
The Pines in Benijofar does great food. You can walk to both from Atalaya Park.
Buena's Aires in Rojales. Bibiannas in San Fulgencio. Chief's in Quesada all do a good menu del dia/noche. All very reasonable price.
Hope your move goes well.
