hello everyone.
We are joining this as we are wanting to purchase a property in the area.
Disappointingly we came over two weeks ago and picked a villa in don pepe which when we rang to buy had already been sold.
So our next plan is to try and rent a villa with swimming pool for 6 to 12 months and explore the area with a view to buying.
If anyone has any ideas or helpful tips that would be great.
Were looking for a min 3 bedroom with 2 baths and private pool that has walkable bars and shop.

Hi Jon, The exact same thing happened to us last year when trying to purchase a property. Sometimes homes are advertised for sale with a few agents and it can take time for the info to filter through (forever in some cases) there is also the old ploy of an agent keeping it on the books in the hope of attracting people to them, who will possibly buy something else. The total opposite with us. We saw this as not very professional, so did not look at them again.
There are quite a few long term rentals on the forum, and with agents for long term rent.
My only purchase tip would be to be prepared to add up to 15% to the purchase price for fees and taxes etc.

I've noticed some of the Online Agents have properties that I know were sold or taken off the Market, some of them a few years ago. Stick to the Agents that you know have proper Offices and knowledgable Staff in the local Area.

We bought our house back in May and it is still up for sale with some agents!!

Thanks for your reply, that doesnt sound good.The worse bit was Helen my wife went in the pool to mKe sure she was happy before we were going to buy so she was really upset.
Anyway its not put us off.
Does anyone know about Benimar – Rojales area?
We have seen a few places here and like a couple but arent sure about the area.

Welcome, You're doing the right thing Jon by renting first for a few months. Have a good look round the area and balance winter and summer months if possible. Take into account your absolute requirements but be prepared to compromise for the right property. Enjoy the journey, the next 6 months will fly by, but form the foundations for the rest of your life in spain.

It’s impossible to describe any area to you because only you know what you want. We looked at around 60 properties before we found the one! Yes I know ridiculous amount of time and flights, but when we saw the one, we knew we had finally found it. Gov.Uk website for a list of reliable ‘lawyers’, from what I am told lawyers are regulated, solicitors aren’t, read into that what you will, and you’d probably be right. Also lawyers are no dearer, so why compromise. Good luck

Hi guys,
A bit of an update.
We saw a villa at the weekend benimar near where we were looking.
We put an offer in and its been accepted -We signed today so were really pleased and excited.
Does anyone know of Fontanals solicitors and if they are ok as we have been given their name from the company.
Also any recomendations for someone to keep an eye on the place, do the pool and air it whilst we arent there.
Also anything ive missed?

Congratulations Jon, I hope you'll be very happy with your new home. We love the bars and restaurants in Benimar and if we ever sold our apartment, that would be the first place we would look.
Most people on here will advise you not to go with the solicitors recommend by an agent but to choose and independent lawyer. If you look on the Tradesmen pages you should find a list of them. Many recommend SGM Abogados in Benijofar, although we haven't used them personally.
