Lo Marabu - New Swimming Pool cards 2012

Lo Marabu - New Swimming Pool cards 2012

Postby Jan » Sun Apr 15, 2012 4:18 pm

Hi,
For those on Lo Marabu, who may not already know or didn't attend the meeting, the new pool entrance electronic cards are available to collect at the Servigest offices in Torrevieja.
There is a letter on the notice board by the pools and it indicates that from May 31st 2012 the old pool cards will not activate the gates. To be given a new card, the old card must be brought along & some form of ID. There is no charge for the new card.

Hello Sandra, Our swimming pools are located separately around the urb and not centrally like a lot of the community pools are. Therefore they need to be gated otherwise they could be used by the public.
At the moment the system is such that the Community charge non-payers will not be able to use the pools. There isn't very much that can be done, apparently, to get the debtors to pay up, short of court action, which is in the process but this is expensive & takes time. However, it is hoped that the pool card system may make some of them clear their debt before the legal action catches them. I wonder what other developments do to get debtors to pay-up.

Hi Jan
I hadn't realised that they were located separately. Debtors on our community have their name/s posted in bright letters on the noticeboard beside the pool!! That way everyone knows who they are, and how much they are in debt. They are told that they cannot use the pool, but if they should try they receive short shrift from the president who ensures that they "leave swiftly"!! Also, our community policy is now to seek legal action on anyone falling behind with the community payments. This has run into trouble with two of the community houses (where people have handed keys back to the bank because they are unable to pay their mortgage) as in court the judges view community fees a long way down the pecking order if you are talking about non payment of mortgage! I think that because non-payment of community fees affects the running of the community, my community has got more pro-active over the years to try and stamp it out.

PS The weather in Spain seems to be a tad better than that in England at the moment!!

Quote "... in court the judges view community fees a long way down the pecking order"

Our Administrator was explaining just that point at the last meeting. We were also surprised that he also said that even when properties are sold it's hard to get the back-dues of Community fees. We asked what happens to the lump sum that we hear has to be kept back by the solicitor after the house sale monies are paid to the seller or the estate (around £3000 euros). I would have thought this was for any unforeseen debts on the property but our Admin guy just shrugged and said it was almost useless trying to get the community paid this way.
In England the solicitor checks that all bills & debts are paid out on the property before allowing completion of the sale. Seems too easy doesn't it ?!!!!

We are back in England now, it's cold, depressingly dark, black clouds & thunder....lovely! :(

Hi , Could anyone please let me know the e mail address for the servigest offices. Our computer died and took all my e mail addresses with it. We were over last week and could net get into the pool so went to see the chairwoman and gave her my card and she told me in broken english/spanish that i must e mail the office and they will send her the card so that when we come back in may i can collect the card direct from her. We always pay our community fees on time and were quite annoyed that we did not have access to our community pool .

Does anyone know the e mail address please ? and a name of the person dealing with the pool cards .

many thanks in advance ..

ps my e mail address is ][email protected]

This is possibly another reason how the few damage it for all. You have paid for a facility which is not available to you because debtors are being kept out.

Hello Gaynorwilson,
Welcome to TalkQuesada. I will Private Message you the email address of the Administrator. Let me know if you need anything else.
It is very annoying isn't it? Luckily we were over there when they had the meeting and managed to get our new card then but there is not enough information given out. The Administrator could have emailed & written to people explaining about the cards and where to get them. He didn't even say that they could be given out at the meeting, which could also have encouraged more people, who were available, to attend the meeting too.
