Hi guys, what’s your thoughts on these rules in comparison to other communities within Quesada...
BUENA VISTA GOLF X11
COMMUNITY RULES
1. All owners have to maintain and keep their property and garden in a proper state, (Spanish property act)
2. Any damages in common areas, the community will act against owners.
3. Pool rules are displayed in pool area and outside pool gate.
4. Don not make unnecessary noise - respect others that are on the community.
5. No load music or raised voices after midnight this is a requirement of Spanish law.
6. No towels or washing to be hung over balconies and walls.
The President of the community is authorised to tell anyone who do not abide by these rules.

ADDITIONAL POOL RULES
1. Smoking not permitted.
2. No Alcohol.
3. Sunbeds and areas to be left tidy when leaving pool area.
4. Please do not put sunbeds etc against the wall of property No. 418.
5. No topless bathing at any time.
6. Do not use taps for anything other than showering before entering pool.
7. Inflatables only when NO ONE ELSE is in pool area.
8. Do not sit or climb on raised flower beds.
9. Bathing out of pool hours is forbidden.
Please lock pool gate when you leave if area unoccupied.
All rules must be obeyed by all pool users at all times.
WITHOUT EXCEPTION.
Anyone failing to abide by these rules will be asked to leave the pool area.

Well I live down the road from you in Buenavista Golf VI and we have twice as many rules!! Most of them are common sense and courtesy really, nothing too arduous. We're ok with them.

Seems pretty standard to me. I would add, no u supervised children and s drinks are to be in plastic cups/glasses and ensure you take your rubbish sesu,

No tanning oil was one I didn’t understand at our pool??

These are our rules...
1. ALL OWNERS ARE OBLIGED TO PRESERVE AND LOOK AFTER THE COMMON AREAS, MAKING SURE THEY ARE CLEAN AND LOOKED AFTER.
2. OWNERS SHALL BE HELD RESPONSIBLE FOR ANY DAMAGES DONE BY THEMSELVES, THEIR VISITORS OR TENANTS WITHIN THE COMMUNITY AREA. THE OWNERS RENTING OUT THEIR PROPERTIES MUST INFORM THEIR TENANTS ABOUT THE RULES GOVERNING THE COMMUNITY AS WELL AS PLACING A COPY OF THEM ON THE BACK OF THEIR FRONT DOOR.
3. LOUD NOISE AND ANY OTHER ACTIVITIES THAT CAN DISRUPT THE PEACE AND QUIETNESS OF THE COMMUNITY ARE FORBIDDEN FORM 12 MIDNIGHT UNTIL 8AM, SINCE IT IS A RESIDENTIAL AREA AND NOT A VACATIONS ONE. THE NEIGHBOURS ARE REQUESTED TO AVOID MAKING ANY KIND OF NOISE ON SUNDAYS.
4. ANY SORT OF COMMERCIAL ACTIVITIES, SOCIAL CLUBS AND OTHER DISRUPTIVE ACTIVITIES ARE FORBIDDEN AS ALL PROPERTIES ARE FOR EXCLUSIVE RESIDENTIAL USE.
5. ALL PETS MUST BE WALKED ON A LEAD. PET OWNERS ARE RESPONSIBLE THAT THEIR PETS DO NOT BOTHER OR LEAVE ANY MESS WITHIN THE COMMUNITY, CLEANING, IF NECESSARY, ANY EXCREMENTS THAT THE ANIMAL MAY LEAVE ON THE SPOT.
6. HOUSEHOLD RUBBISH MUST BE PLACED IN SEALED PLASTIC BAGS AND PLACED IN THE RUBBISH BINS.
7. OWNERS SELLING THEIR PROPERTIES MUST INFORM THE ADMINISTRATOR OR PRESIDENT AND SUBMIT THE DETAILS OF THE NEW OWNER (IN WRITING) AS WELL AS THE DATE WHEN THE
PROPERTY WAS SOLD. FAILURE TO DO THIS WILL RESULT IN THE SELLER BEING RESPONSIBLE, TOGETHER WITH THE BUYER, OF ALL COMMUNITY FEES DUE AFTER THE SALE.
8. ONLY ONE “FOR SALE” OR “FOR RENT” SIGN IS ALLOWED PER PROPERTY.
9. THE MAXIMAL HEIGHT FOR BOUNDARIES BETWEEN NEIGHBOURS IS 1.80 METERS. BOUNDARIES CAN BE STREETS, WALLS, TREES, POOLS, GOLF, HEDGES, BUSHES, FENCES, BUNGANVILLEAS, ETC. IT IS FORBIDDEN TO PUT PLANTS OR ANY OTHER ELEMENTS IN THE STREETS TO AVOID DIFFICULTIES FOR PEDESTRIANS AND DRIVERS ALIKE. THE LIMITS WILL BE OF 2.50M IN THE SWIMMING POOL AREAS. COMMUNITY ADVICE SHOULD BE SOUGHT.
10. EACH AND EVERY COMMUNITY MEMBER MUST OBSERVE THE COMMUNITY RULES AND REGULATIONS AS WELL AS THE STATUTES WITHIN THE DEEDS OF EACH PROPERTY, IN PARTICULAR THOSE
REFERRING TO THE ALTERATIONS OR MODIFICATIONS TO THE FACADES, THE OUTER APPEARANCE OF THE HOUSING ESTATE, ETC. FOR ANY MODIFICATION OR ALTERATION TWO CONDITIONS MUST BE FULFILLED:
TO OBTAIN A BUILDING LICENSE FROM THE TOWN HALL AND AN
AUTHORIZATION FROM THE COMMUNITY.
POOL AREAS:
11. THE OPENING HOURS FOR THE POOL AREAS ARE FROM 08:00AM TO 21:00PM. NIGHT TIME SWIMMING IS NOT ALLOWED FOR SAFETY REASONS AND TO KEEP NOISE LEVELS DOWN AT NIGHT
12. EVERYONE MUST SHOWER BEFORE ENTERING THE POOL. SUNTAN LOTION MUST BE REMOVED BEFORE ENTERING THE POOL
13. COLOURED T-SHIRTS SHALL NOT BE WORN WHILST IN THE POOL
14. GLASS OBJECTS OF ANY TYPE ARE STRICTLY FORBIDDEN, EITHER IN THE POOL OR IN THE AREA AROUND IT
15. ANIMALS ARE NOT ALLOWED IN THE POOL OR THE AREA AROUND IT
16. RADIOS AND MUSICAL APPLIANCES SHALL ONLY BE USED WITH HEADPHONES ATTACHED
17. GAMES THAT PRODUCE NOISE, CAUSE ACCIDENTS, OR ARE CONSIDERED DANGEROUS ARE FORBIDDEN
18. INFLATABLE BEDS OR TOYS ARE NOT ALLOWED IN THE POOL, BECAUSE OF THE LIMITED SPACE
19. CHILDREN UNDER 12 MUST BE ACCOMPANIED AND MONITORED BY AN ADULT AT ALL TIMES, AND THOSE BELOW THE AGE OF 4 CAN ONLY USE THE PADDLING POOL IN THE POOL AREA IN CALLE [REDACTED]. CHILDREN AGED BELOW 4, ARE NOT ALLOWED AT ALL IN THE [REDACTED] POOL
20. NO FOOD OR DRINK IS ALLOWED IN THE POOL
21. NO SMOKING IS ALLOWED IN THE POOL OR THE AREA AROUND IT
22. FOR THE REST OF THE ITEMS THAT DO NOT APPEAR IN THESE RULES, THE STATUTES THAT APPEAR IN EACH PROPERTY’S DEEDS WILL APPLY, AND IF THEY ARE NOT COVERED BY THESE, THE SPANISH LAW OF HORIZONTAL PROPERTY AND THE CIVIL CODE WILL APPLY
23. ANY BREACH OF THESE RULES MAY LEAD TO A FINE BEING IMPOSED
There's an episode of "A place in the sun" where a potential buyer decides he doesn't like out community, because there are too many rules regarding the use of the pool. I'm not sure he'd think the same way if his community fees went up as a result of not having the right rules.
The 'no food & drink" rule is obviously there to avoid mess and prevent crisp packets and half-eaten sandwiches having to be fished out of the pool, but is obvious badly worded because everyone needs to be able to take bottled water at the very least. In reality, most people are sensible about the food and drink rule, and the lifeguard will only speak to people about it if they're being irresponsible.
The 'no coloured t-shirts' rule is to prevent dye staining the water, which apparently caused a problem in the past, but could be worded better.
One of the other concerns about inflatables is that it's possible for people to be trapped under them and not visible to the lifeguard or other users of the pool.
