Beware of Burglars

Be on the lookout for a black Audi A4 estate with Moroccan plates. They are thieves, burglars and real scum. They entered my home while we were home. Grabbed a few things and then escaped while we chased them away. On their way out they broke a bunch of stuff in my yard. This happened at Plaza La Fiesta in Quesada.

It was locked. Door broken. Owner refuses to repair safety doors and adding one to the front door. Owner is an asshole. Believe me, moving as soon as I can

Sorry to hear this.
We had some lovely neighbours who rented a property near us, long term, and what they did was, rather than asking the owners to arrange any updates/repairs etc, they asked permission to get these things done themselves, either by getting a quote or physically doing things themselves like painting and buying the paint and showing the bills. To pay for this they asked if they could take the money from the next rental payment and only pay the balance to the owner. (they were in contact by email)
This worked out very well to all parties, as the owner had their house kept in good condition and the renters lived in a house that was up to their standards. The renters fitted an alarm, mosquito screens, garden lighting and painted balastrades, had tiles laid in garden and more, over the years they were there.
The only reason they left was when the house was sold.
They loved the house and it was the only way to get these things done so everyone was happy, but it took tact and diplomacy rather than just getting annoyed.

Yes, I agree that diplomacy is the best way. However, on this case it does not work. I refuse to make such improvements that I can't take with me when I move. That's just insane to make improvements to other people's houses. Then one might as well burn money! One does not get rich giving it all away

I understand what you are saying but our neighbours only did the work to the agreement that they take the money from the next one or two rental payments. That way all were happy and no one was out of pocket.

Yes, with agreement of course. There have been several burglaries in the past 2 years which if 3 while I was living here. Security gates are broken and the landlord won't fix. Outer gates are broken and unlockable. Unfortunately I have a landlord who simply does not care and seem to have total lack of empathy and the real estate agent is completely incompetent and does not care either. Bad luck I guess!

Actions speak louder than words. In the UK, a landlord is legally responsible for maintaining their property to an acceptable standard. In your situation, I would find out what Spanish law says in this respect - I believe it's the same as the UK, because it's based in EU law:

Then:
- get a quote for repairing the damaged security gates/grilles, pass it to your landlord's agent, giving them a deadline in writing to confirm that you can proceed with the work at your landlord's cost.
- if they fail to respond, ask the agent for a Formal Complaint form. Under Spanish law, it's illegal for them to refuse to provide this form - if they refuse, threaten to call the Policia Local. This is usually enough to get them to comply, but if they don't, DO call the police, they are used to dealing with such matters.

- if the agent and landlord still fail to comply, visit your Town Hall (Ayuntamiento) and denounce them both.
Even if you've already decided you don't want to stay in the property, taking the above action should prevent future tenants suffering what you've gone through, but more importantly, it will give you enormous satisfaction to see the "incompetent" agent squirm when he realises you mean business and, you never know, it might actually get the agent and the landlord to respond positively. The landlord may not be declaring the rental and the house may not have an EEC or Cert of Habitation which will mean they are breaking the law and liable to a very big fine this will include the agent as well .

All good sensible advice above.
That is bad luck. However the Agent is getting paid to do a job and it's part of their job to arrange for the property to be up to the standard expected for rental.
I would persevere and keep bothering them (staying calm) to arrange to get these things fixed. They have to rely on other owners using them as Agents and it isn't good for them for it to be known that they don't do their job.
Maybe you already have done this but..stay in the shop until they promise to do something to help you. I would be polite but firm, especially when they may have prospective buyers/renters waiting to be 'served'.
Also as Paulr and Jpeg have said above you can use the legal route to get things done and it would'nt be a bad idea to mention this to the Agents as well.
