Can a community come up with a new rule that u can no longer rent for short term rentals or put the community fees up on the rental properties. If they vote for it. Also if they are licensed can they stop u.

I don't think so, I am on a community and fully licensed after all the community don't own the house as long as the punters don't cause a nuisance to neighbors I cant see a problem, have a word with your brief.also put your plaque in the window so the neighbors know you are above board, good luck.

There was I believe a new legislation that came out a couple of years ago that existing short term lets on an urbanisation could continue to do so and should show a plaque with their license number on the front of their property.

However any new (house sale/ new owners) wanting to do short term lets had to go through the committee and be voted on by the residents of the urbanisation. Long term rentals were/are not affected and don't need a vote.

If I remember right it was to try and prevent holiday type turnarounds in residential areas when people bought properties for investment.

I did have this information which I sent to a friend that was going to buy purely for investment. I will see if I can source the information and post later.

No idea about committee increase, I would imagine what you agree with your renter and how it is broken down would be up to you.

I'm sure there is someone on here more knowledge than me that can help, but there was definitely changes regarding this, no idea whether it has changed again.

We have our own place and one we bought 4 years ago we bought another 1 year ago for our daughters to come over to for family holidays. We decided to get a license and rent it with a agent in Quesada. We have had no problems with our renters it's been another owner that had issues with apparently 11 people staying in a2 bed apartment and apparently they were sleeping on the floors then going in the pools with the burkas on. The other renters shouldn't have to pay for that.

Can anyone tell me the rules for obtaining a Tourist License.?
We too have a rental property that allows dogs ( which bark and cause a nuisance) and there have been up to 9 people in the 2 bedroom property. This is a holiday rental and the renters are causing a problem for the residents.
Surely there must be a limit to how many people can stay in a property?

I agree there should be rules as its not fair on all the other owners having to put up with people and animals who are causing issues. But my point we all shouldn't be paying the price for owners that are not been fair.

I have a 3 bed house and the max guests is six with max adults being 4 and no dogs allowed, the guests must register and guests over 16 must be registered with the Guardia Civil, I do this online, you must keep the records for inspection for a period of 3 years,I live next door so can keep an eye out to make sure extra guests do not arrive.good luck.

Not forgetting non residents must do a quarterly tax return.

Not aware of that, because our community has to put up with all sorts of nonsense from inconsiderate short term tenants. If we could adjust the rules to charge more fees cover the extra costs for damages, then I’m sure it would have happened by now. Sadly some short time tenants don’t look after the community as well as owners,

So no unfair restrictions on you. you should be able to carry on as you like.
