We are unable to use our home in the UK for 12+, months

Does anyone know if we can get a temporary visa or a waiver on the 90 day restrictions in emergency circumstances?

If you are a non-EU citizen I can't see any such emergency facility unfortunately. Before Brexit you could have got away with it, but the only emergency extension I can see now is if you have a medical emergency whilst abroad and have to overstay for that reason. It doesn't stop you spending some of the next year or so at your place in Spain, but not living here continuously. Having said that there is no harm in asking.

Presumably you could apply for a non lucrative visa for 12 months, but obviously you'd need to weigh up the hassle and cost involved alongside the paperwork and cost of switching tax residencies ( don't forget you would become a Spanish tax resident if you stay more than 6 months in a calendar year) against the alternative of renting somewhere in the UK.

Yes you can extend 90 days but apparently it’s real hassle and comes off the next 90 and costs

Definitely easier, and very probably cheaper, to stick to the 90 days and rent in UK the rest of the time.

Must be frustrating when they've a house sitting here empty and the thought of paying a high rent
Where I come from it's stupid money for 2 bed house, depends where you're from and where you want to rent.

Unfortunately, unless you wish to apply for a visa to become resident in Spain, then your only option is to rent in the UK.

Thanks everyone. Looks like we'll be renting in the UK and just coming to Spain as and when we can.
