Any help from thoss that have completed a return recently greatly appreciated

Hi nigieboy,

Last year we made our first tax return here in Spain. We were asked only for the tenants names, however this year like you we have been asked for copies of their passports.

I queried this, and was told that if we don't supply passport copies we may lose the 60% reduction applied to the taxable rental profit.

I was then told that next year due to Brexit, unless there is a change, tax will be charged on the whole gross amount of the rent received with no expenses allowed.

This could prove very expensive.

Last year we had a new boiler installed costing £2900, and a new built in cooker at £490.

Has anyone else been told that expenses will not be deducted from the gross rent received next year?

Let's hope for a change, or that my info is wrong.

It's certainly true that, for 2021, non-residents cannot deduct any expenses relating to their rental properties in Spain and the rate will increase from 19% to 24%. However, I have not yet heard the reverse for residents with UK rental properties.

I am on the case regarding the reverse, and will post here when I find out.

My fiscal advisor has confirmed that Brexit has no effect whatsoever on resident tax declarations. There are changes to tax laws passing through Government, but it is not known what these will be yet.

That is good news!

Letting a property in UK would cease to be worth it, if no expenses were allowed to be deducted!
