S O L D Refurbished 3 bedroom detached (updated)

Located near Lakeview restaurant and up the hill from La Marquesa Golf, we have a house for sale that has been extensively refurbished. Renovation works have totalled well over 100.000 euros. The majority of the building works we have official receipts for (facturas). Most of the works were completed by Barcelo and Don Aluminio. The house is priced at 165.000 euros

Features of the house include:
2 bedrooms (one en-suite) in the main house + 1 bathroom. We also had a guest room made downstairs which is also en-suite
Double glazing fitted to all windows. New doors fitted throughout as well as fitted wardrobes
Air conditioning units, both inverters. One large unit is fitted in the living room and one smaller unit is fitted in the bedroom
Extended living room with storage heaters to kitchen area and living area. South-facing sunny aspect. Also has an awning fitted
Both storage heaters were fitted by KVA solar and run on off-peak electricity. Both units are solar “ready” should the new owner prefer to have these connected to solar panels
Solid heavy duty security door to living room area
Pellet burner installed by Ambifuego. The fire was fitted prior to the fitting of storage heaters. The pellet burner an act as a back-up system during the coldest months alongside either storage heater or can be used independently. The fire has been regularly serviced by Ambifuego
Fitted kitchen and seating area designed and installed by Cocinas Farley. Also includes SMEG cooker and hob as well as large Bosch fridge and freezer unit
Solar water heater (200 litres) installed by KVA Solar. We get boiling hot water for most of the year. This is a no maintenance unit.
Doulton water filtering system fitted by Healthy H20
New cold water pipes fitted from the meter to the house so no fear of leaks
Very large and private terrace with outside eating area. There is room for two (or more) full sets of outside furniture as well as barbecue and extra seating should these be required. Custom designed mosaics have been fitted all around the patio area. The terrace also has a marquee and a UV protect cover above the marquee. This UV cover keeps the area cooler during the very hot months
Outside the kitchen door there is another smaller patio currently used as a morning coffee area. This area is covered with a solid aluminium top and marquee blind to the sunny side should this be required
There is also a back door up the alleyway that opens into a motorbike parking area. There is room to park 3 motorbikes comfortably.
The top floor has been converted into a gym and yoga studio. This area has views out to the salt lakes and the sea beyond. It is perfect for a gym because it is breezy and it is fully covered. To the back wall, a series of interlocking mandalas have been designed and fitted. There is a marquee fitted with a “soft” top as well as a newly fitted hard aluminium top. This means the area can be used any time of day or night. Very high quality gym grass has also been fitted throughout this area. There are electrical points, a light, and fittings for a TV
Separate room for washing machine and storage of gardening equipment
Large storage room under the main patio area. Completely dry and excellent for storage of even very large items
Covered DIY workshop area with electricity supply and lighting fitted by Sparks Electrical
Pergola covered seating area with rockery and mosaics to the floor and wall. This area has many shrubs and climbing plants that make the area very beautiful. Outdoor electrical sockets were fitted by Sparks Electrical so that the pergola can be lit up at night
Covered garage space with room for one car. This area is very cool and private and it is currently used as an additional seating area. One side of the room is also used as a sewing room/crafts area by the current owners
Colourful Inset diamond mosaics have been fitted across the front wall of the house
The house is immaculate, completely unique and ready to move into. The house is to be sold unfurnished.
We purchased this property in 2013 but only took up full time residence 2.5 years ago. Issues with Capital Gains Tax means that we are not in a position to complete a sale until January 23rd 2023.
Communal Pool
The plot size is 200 metres. The approximate size of the dwelling is 71m2 (this is without the extensive building works that was completed by Barcelo and has added another 24 square metres).
