The EPC and Habitation cert will only cost around 350 total EPC is 121 Euros and lasts for 10 years

We have an EPC - it was provided as part of the Nota Simple pack on completion day at the Notary. Our property is insulated, cavity wall construction, but still has a low energy efficiency rating. Building standards in Spain have improved in recent years - they even install damp proof courses now - but I think for most properties more than a couple of years old, an EPC is barely worth the paper its written on.
