Thanks for that although I’d query the EPC as every selling advert I see says “it’s applied for” does anybody actually have one? I certainly didn’t get one when I bought this property despite asking.

You can be fined a lot of euros if you advertise a property without an EPC.
I know a lot of agents are getting round it by stating EPC in progress or applied for but they are breaking the law

I quite agree so can I advertise as EPC inprogress as seems to be the norm
